A quick search through the public permitting records shows no building permits yet. On the rezone application, there is document from late December stating that the rezone had it's third reading at the City Council. They may still be waiting on the permitting side or waiting for it get warmer.

Infill:

Application for permit at the former Salvation Army community garden lot at 19th and Jefferson. Single family detached and multi family. No details that I can see.

Just about anything would be an improvement!!! I grew up across the street, and it hurts to drive by that field of weeds now remembering the houses that were on Jefferson.

See How These Urban Cities Are Investing In Smart And Green Infrastructure

Boise uses geothermal energy to heat more than six million square feet of downtown building space, about 90 buildings and is the largest-direct-use system in the United States.

The carbon reduction offset by using geothermal energy in Boise is equivalent to planting 275,000 trees annually.

Geothermal

Regarding Boise's geothermal resource, can anyone connect to the system as long as they cover the infrastructure costs? I assume the property would also need to be on an existing geothermal pipe line.

I'm not sure. Here is info from the city website:

What is Geothermal?

Geothermal Aquifer
Geothermal (Geo = Earth, Thermal = Heat), is a form of energy obtained within the earth, originating from its core. In Boise, this geothermal source of engery comes in the form of a natural aquifer in Boise's foothills.

Quote:
Why is it special?

•Unparalled - Boise has the largest municipally operated direct use geothermal energy system in the entire United States.
•Local and Renewable - Sourced under our feet, the heat is continuously generated from the earth's core.
•Clean - The energy is extracted without burning fossil fuels.
•Attractive - Geothermal is an economic driver for new businesses seeking innovative and renewable energy solutions.
•Versatile - Used for space heating, domestic water heating, pre-heating, and sidewalk snow melt.
•Dependable - This energy is constantly being produced and is independent of other systems

Good article about a possible new theater for Boise:

http://www.idahostatesman.com/news/b...203664059.html

personally, I'd like to see something like the Hoyt Sherman Place opera house in Des Moines, which seats about 1,250. very nice and classy:

Update on The Jefferson Project: http://pdsonline.cityofboise.org/pds...id=PUD18-00005

Renderings now available. Here's the site plan, however, I've moved pics of elevations to the West Downtown thread to keep clutter down on main page. There's a ton going on in west downtown and if everything got posted it would derail this thread. In my opinion.

site plan

The Jefferson project is kind of a bizarre concept. I like the density and the architectural variety, but I prefer row house/traditional skinny lot layout better.

I moved the elevations to the West Downtown thread.

It's a tough lot to develop with 19st street cutting through at an angle. From what I've heard neighbors were supportive at the developer's info meeting but no drawings were produced at that meeting. I've also heard the 300' impact zone neighbors didn't want an attached home project. But attached town homes make the most sense to me because of the constraints of the lot. Normal setbacks could probably kept with that approach. Now we're looking at a strange shoe horned kludge, imo.

Maybe Esther can throw some $$ towards this project. There are some lots downtown and on the east side of downtown that would be perfect for a project like this.

^^^IMO these are the types of developments that are giving Boise both more charm and an urban feel. Sure, something over 6 stories is nice but these mid-rise apartments that abut the street have a really pleasant feel for pedestrians and urban life. Bravo.
