this one is 11-19 jane st on the site that was once the oldest purpose built auto garage in the city and a church prior to that.

Robert A.M. Stern Architects has revealed renderings for a new student residence hall that is set to break ground this year in Morningside Heights, Manhattan. Located at 171 Claremont Avenue, the project is being developed by non-profit firm International House New York and will replace a single-story garage structure with eight floors of graduate student housing.

The brick building will comprise 124 units and a ground-floor communal lounge referred to as “The Hub.” When complete, the entire International House campus will support 825 units of student housing. The structure will incorporate energy-efficient electrical systems and a green roof.

Future occupants will also have access to a private interior courtyard.

Developers have filed permits with the Department of Buildings to construct a residential building near the southern tip of Long Island City, Queens. Located at 10-27 Jackson Avenue, the structure will top out 11 stories above ground and comprise a total of 46,000 square feet.

The residential portion will span 33,851 square feet. Amenities include a fitness center, an enclosed parking structure for 60 vehicles, and what appears to be a roof-level terrace. A small retail component at the ground floor will occupy 959 square feet.

Designed by Studio V. Architecture, the façade is comprised primarily of steel and glass. The windows on the second and third floors are more opaque than levels above or below, possibly indicating the location of amenities.

At this point, the team has not confirmed a construction schedule or an estimated date of completion.

Renderings have been released for 1515 Park Place, an eight-story apartment building under construction in Crown Heights, Brooklyn. Designed by S. Wieder Architect, the structure will comprise approximately 40,200 square feet, with 35,100 square feet dedicated to residential use. Considering those figures, the development’s 52 rental units will average approximately 675 square feet apiece.

Amenities include a rooftop garden, a fitness room, laundry facilities, a 36-vehicle parking garage, and bike storage. While the structure will be much taller than its neighbors, its brick façade and industrial-style windows help the building blend into its surroundings.

According to permits filed with the Department of Buildings, the development team includes Park and Prospect LLC and JIH Builders Group. Neither entity has released anticipated pricing on forthcoming residences.

The project is expected to be completed by 2021.

Bogue Trondowski Architect has revealed new renderings of an upcoming development at 661 Driggs Avenue in Williamsburg, Brooklyn. Developed by Investmates, the six-story, 15,910-square-foot building will bring a mix of residential and retail area to one of the busiest streets in the neighborhood.

The residential component will account for 11,720 square feet divided among ten individual units. Renderings show a design reminiscent of the cast-iron buildings of SoHo, with classical accents such as a row of dentil trim along the roofline. The ground floor features a dark gray curtain wall while the floors above are pictured with a contrasting bright white finish.

Demolition permits will likely not be needed as the lot is vacant. At this time, an estimated completion date has not been announced.

The proposed 124-foot-tall development will yield 143,653 square feet, with 103,256 square feet designated for residential space and 13,827 square feet for commercial space. The building will have 154 residences, most likely rentals based on the average unit scope of 670 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, and 52 enclosed parking spaces.

Yevgeniy Mekhtiyev of IMC Architecture is listed as the architect of record.

The parcel is currently in pre-construction, but will eventually replace the Soundview Presbyterian Church with a mix of rental apartments, an updated chapel building, and a community facility.

The residential component will include 86 affordable units reserved for households and individuals earning 30 to 60 percent of the area’s median income. The new Soundview Presbyterian Church and the community facility space will respectively span 13,000 and 9,000 square feet.

Soundview Presbyterian will retain sole ownership of its new facilities, and a partial stake in the residential space and community facility. The parcel will also include parking accommodations for 20 vehicles.

Total construction costs hover around $48.6 million with anticipated completion by December 2022. Financing is expected to close by December of this year.
