Nine-Story Building May Overtake Squat Bleecker Street Corner

When news broke that two long-time occupants of the building on the northwest corner of Bleecker and Lafayette streets would be leaving their posts by August, curious onlookers were eager to learn what was happening on the site. There was no news about that—until now. New renderings and information (h/t tipster) reveal that a new nine-story building may rise on the lot. While no permits have been filed with the DOB, written plans for the building include ground floor retail with eight additional residential stories. The building that may rise in the Noho Historic District plans to maintain the exiting single-story building's terra cotta cornice while growing up, and modernly so, around it. Meltzer/Mandl Architects are behind the building's design. While the renderings may no longer be current, they do prove that someone's got big plans for 59 Bleecker Street.

Karl Fischer's Bowery Finger Building Unveiled After 3 Years

After three years behind scaffolding, Hot Karl Fischer's second Bowery creation, the finger building at 255 Bowery, has been unveiled. While not yet complete, the seven-story building with two floors of retail and four apartments is certainly taking shape and surprisingly, it isn't totally offensive looking—yet. If Fischer's first Bowery building at 263 (or any prior development the architect had his hand in, for that matter) is any indication, the structure between Houston and Stanton Street will soon take a turn for the worst.

The Taystee Building:

West Harlem continues to see piecemeal redevelopment, but the Taystee Building will likely accelerate the neighborhood’s revitalization, breathing new life into a block that has long been neglected. The 11-story tower will span 300,000 square feet, becoming one of the larger office properties in Upper Manhattan.

Janus’ assemblage for 450 West 126th Street spans through to 125th Street, and the Taystee development will include a public passageway linking the streets, which will also create a courtyard for the building.

No tenants have publicly committed to the project, though several companies were rumored to be interested last year. With construction continuing on Columbia’s Manhattanville expansion, the neighborhood should prove increasingly appealing to all sorts of companies, and while office development is not typically associated with West Harlem, the Factory District has already proven successful.

A general development:

B'klyn Brewery eyes Staten Island for big new plant

The Brooklyn Brewery is hoping to build a $70 million, 200,000 square-foot facility on the western shore of Staten Island. The new manufacturing center would allow the brewer to produce more suds for sale in overseas markets, according to a draft progress report tracking various large-scale projects penned by the New York City Regional Economic Development Council, an advisory board that is working with the brewer to locate a suitable site. A public forum is scheduled for Monday on this and a number of other projects pending before the council, some of which may eventually receive grants or tax incentives from the state.

"With the support of state and city development agencies, this potential project demonstrates that New York can be a hospitable place for successful manufacturers and exporters," said Eric Ottaway, the brewery's general manager.

The draft report shows the brewery's is seeking a campus with between 20 acres and 25 acres with direct rail access and in relatively close proximity to the New York/New Jersey port system, stipulations that would make Staten Island an ideal location. The report mentioned, however, that a range of locations in the mid-Hudson region are also under consideration.

The proposed facility would help Brooklyn Brewery accommodate rising demand for its product, which is increasingly coming from overseas, and add to its 27-year-old existing operations in Williamsburg. The new site would create 92 full-time jobs and 240 construction jobs, according to the council.

REVIVE: CHURCH DEMOLISHED AT 110TH STREET

The church facing Central Park at 110th Street between 7th Avenue and Lenox has now been completely demolished. Bespoke readers were sending in tips about the sale of the house of worship earlier this year and construction crews have been working on the site since May. We walked by the location this past weekend and noticed that the building has now been totally dismantled. Apparently an 11-story residential tower will rise on the spot of all goes according to plan:

HAP’s website, on the other hand, says they’ll be building 78,000 square feet of residential space (divided among 105 rental apartments) and 26,000 square feet of commercial, plus a small 1,000-square-foot community facility. They say the garage will be only 5,000 square feet, which doesn’t seem large enough for 77 cars.

The architect of record is Karl Fischer, with HAP’s website saying that it’ll be “designed by an award-winning New York City architect.” The schematic drawings featured above were found on the developer’s website.

^ agree. With the affordable housing it could be a slightly bigger and the parking has to be reduced to 20 cars or so. But don't tell that to lawmakers in Albany from Long Island/anywhere suburb New York.

The official website notes the leasable floor area will measure 168,550 square feet, but permits give a slightly smaller figure of 138,250 square feet. While the existing structure only stands 67 feet tall, the replacement will rise 147 feet, placing the development around the average height of new projects along the High Line.

In terms of appearance, 510 West 22nd will be more contemporarily-minded than many of its new neighbors, and its facade will be dominated by glass, with the terraces breaking up an otherwise boxy massing envelope; masonry will predominate on the faces away from the High Line. The plan also aims to achieve LEED-platinum certification.

Adellco enters crowded market with Chelsea condo building

A new high-end condominium building is slated to rise at 209 West 14th Street between Seventh and Eighth avenues. Real estate owner and manager Adellco is developing the project.

The development is in the early phase of planning, but Greg Kalnit, executive vice president at Adellco, told The Real Deal that the building will likely stand 11 to 12 stories high and contain 20 to 25 condominiums, with a mix of larger one- to three-bedroom homes.

Plans have been filed with the city to demolish the four-story structure on the site now, and Adellco intends to build to the maximum density of 36,110 square feet.

The building will likely contain ground-level retail, but plans for commercial space have not been finalized. The parcel has about 100 feet of frontage on West 14th Street.

Stephen Hill of Goldstein Hill & West is the project architect for the building.

Times Square parking lot hits market

A mid-block parking lot two blocks north of the Port Authority Bus Terminal may soon be reborn as an hotel or mixed-use development on the increasingly hot area west of Times Square.

Eastern Consolidated is marketing the through-block site at 322-326 West 44th St., between Eighth and Ninth avenues, which could accommodate about 35,400 square feet of development.

The site is nestled between office buildings in Times Square and along Sixth Avenue to the east, the residential community of Clinton to the west and the emerging Hudson Yards district to the south.

"That is what we are seeing as the value of the site," said Scott Ellard of Eastern Consolidated, who is marketing the parcel with colleague Brian Ezratty.

Current zoning on the site, which lies in the Special Clinton District, allows for either commercial, mixed-use or residential building.

4 Developments (Affordable Housing)

Rendering Revealed for One of Four Affordable Developments Planned for Williamsburg

The mixed-use development will house 19 units spread across 16,009 square feet of residential space, as well as 8,000 square feet of retail and 2,000 square feet for a medical clinic, according to new building permits issued last month. It will also have a laundry room, roof deck and bike storage. The architect of record is Bong Yu PC Engineers and Architects.

A nonprofit affordable housing developer, the Housing Development Corporation, bought the vacant property from the HPD for $7,450,000 on June 30, public records show. The deed lists 354-358 Bedford and neighboring lot 121 South 4th Street, which means that the development will likely occupy all four small vacant lots.

The same architect has also filed permits for affordable buildings at three other Williamsburg properties listed on the deed: 37 Maujer Street, 33 Ten Eyck Street and 37 Ten Eyck Street. At 37 Maujer, the new building permits call for a four-story, 10-unit project. Meanwhile, a four-story, 18-unit building is coming to 33 Ten Eyck, and a four-story six-unit one is planned at 37 Ten Eyck.

To recap, that’s four buildings with 53 affordable apartments total.
