There was a project proposed there but they didn't really stick to the historic facade at all so it was rejected by the commission.

Can we all agree that the Philly Suburbs is a great example of how City/Suburbs can have light rail and transit that work together.

For example Upper Darby, Springfield, Merion & Bala all have light rail even in some people's back yards!

You can actually live in these areas and catch a train to the city or vice versa, you really could be carless in these areas. I think if people took the time to research and see examples of light rail and suburbs working they would be less hesitant to say no.

Philly is a good example of transit we just didn't built everything due to a lack of money.

Rendering for reference:

Also, on my Tuesday afternoon walk, I noticed that 2602 and 2604 West Girard Avenue are both currently undergoing interior demo. This likely means that 2600 West Girard is also about to start soon!
My synagogue, Congregation Rodeph Shalom, is across Green St. from the proposed Broad St. building...really hope it happens.

Nice, this one has been a long time coming. Unless the designs have changed, here's what it's going to look like:

50 Residential Units to Replace Gas Station on North Broad Street
http://www.rising.realestate/50-resi...-broad-street/

Quote:
North Broad Street continues to see increased interest from developers and commercial operators. Multiple projects have been completed along the thoroughfare in recent years, hundreds of units are currently under construction, and hundreds more are planned. The tide is certainly rising for North Broad Street. If you’re a developer looking for a 60+ unit development opportunity along this stretch, reach out.

It looks like another significant project that should drastically improve the pedestrian experience on North Broad Street is in the pipeline. Zoning permits were issued on November 4th for the demolition of the gas station building at 813-23 N. Broad St. and the construction of a 50-unit building with 12 underground car parking spots, 30 bicycle spaces, and a roof deck. There is no mention of a commercial space in the zoning permit. However, we imagine that a commercial space will be included in the building as this parcel is zoned CMX-4 and no variances have been granted to eliminate the requirement for commercial space.

When we went by the site, the gas station seemed to already be permanently closed. We think 50 homes for people is a much better use for this centrally located, transit-accessible site than a refueling station for automobiles. We look forward to seeing this project progress.

Great news! North Broad is really filling in. Between Fairmount and Girard Avenues, the western side of the street is appealing, but the eastern side is auto-centric hell. I'm hopeful that this project will inspire other owners along the aforementioned stretch of North Broad to develop/have an entity develop their properties!

I can't wait until the day where a major project is announced at Broad and Girard, whether it's the SW (currently a CVS), NW (currently a KFC/Checker's), or the NE (currently a McDonald's, as the gas station was demolished) corner.

I saw construction equipment on site this past Friday! It appeared as though a portion of the lot was dug up, but I couldn't conclusively tell due to the fact that I was running.

After Almost 30 Years the UA Riverview Movie Theater on Delaware Ave. Has Closed For Good!

I really hope the firehouse on the northwest corner is not torn down too.

The proposal rendering from last year showed the firehouse still there, but also the theater so the plans have probably changed pretty significantly since then.

The firehouse is on the Philadelphia list of historic properties, and thus protected. I helped contribute to some of the research on the building when it was listed. Sorry to hear that the theater will be torn down.
