Thanks. I'm guessing this year won't reflect much (if any) of an increase either because the first handful of the new apartment complexes downtown are just now opening.

It's gonna take time. Personally, I moved to B'ham/JeffCo after the Census Estimate date, so I'm not even included in the count we got yesterday. As far as the numbers are concerned for July 2015, I'm populating Northport.

I'm not terribly concerned. Plenty of apartments and condos will be coming on the market between now and July, plenty of time to help combat population loss. Ideally, we'd see a turnaround as soon as buildings are finished, but there is a huge lag. Estimates are not based on counts (we all know that), they're based on things like utilities (water usage is usually the most accurate measure) and school enrollment.

So, if you're wondering about how a specific residential project is going to affect the city's population, it's best that you wait 2-3 years.

Yes, this makes me the most impatient person on Earth.

Birmingham adds 379 people since 2014. We were passed by Spokane and are now the 102nd largest city in the US (obviously much higher metro area... 49th I think).

The biggest takeaway for me is that the hemorrhaging that lasted up until 2010 seems to have finally stopped. Yes, the growth is anemic right now, but it is growth nonetheless. Also, this estimate is from July 2015, before any of the major new apartment developments opened downtown. Next year's number will definitely be one to watch. If it shows a significant increase, then the city may have turned a corner. If it still is relatively unchanged, it may just mean that people have moved around within the city from older places into newer ones, without much in-migration.

I can't tell you how many people from around the state would travel to Birmingham just to go to Dave-n-Busters.

I believe Mobile is the only one to have one.

I could have sworn they were building one and had one. Weird.

Oh well, makes it even better if Birmingham is the only one in the state.

I think this project will shake things up a little for Parkside, Southside and Downtown.

This is a very small project, but it deserves mention:

The Cathedral Church of the Advent at the corner of 6th Ave N and 20th St N is almost done with replacing a lot of damaged brick pavers and dirt with new brick on the sidwalks along 6th Ave N between Richard Arrington and 20th St, also along Richard Arrington from their domain to 6th Ave N replacing dirt with brick pavers.

In the end, about half a block's sidewalk in the city center is look SO much better.

Birmingham Design Review Committee is scheduled to hear plans for Top Golf to be located on 12th Avenue N. between 24th and 26th street N. and Phase 3 of 20 Midtown on 20th Street between 2nd and 3rd Avenue S.
Also The University of Alabama Board of Trustees approved plans for renovation and expansion of the UAB School of Nursing on University BLVD and 18th Street S, and UAB's Collat School of Business on University BLVD and 13th Street S. Construction has started on the UAB football operations building over on 6th Avenue and 12th Street South.
There were other projects on the BOT's agenda in various stages of approval to start later in 2017.

Birmingham Biz Journal stated that the Rainbow Viaduct will be replaced soon...

The Rainbow Viaduct is named for the 167th Infantry Regiment that fought in the WWI.

Sad that we'll be demolishing the original bridge, but it is structurally deficient and needs to be replaced. I hope that the city with ensure that the NEW 'Rainbow Viaduct' will be something to be proud of.

Well, Bham added 3,900 private sector jobs (.9%+) from October '15-'16. For a comparison among southern cities: Baton Rouge added 15,100 (+4.5%), Jacksonville added 25,000 (+4.3%), Atlanta added 65,400 (+2.8%), New Orleans added 1,400 (+.3%), and Memphis added 9,500 (+1.7%).

Birmingham's Civil Rights District has been declared a National Monument by President Barack Obama. It will encompass the 16th Street Baptist Church, the Civil Rights Museum,
Kelley Ingram park and the old A.G. Gaston Motel. US Park rangers will start leading guided tours in that area within a couple of months.

Awesome news! Not only is it great that this historic area will be preserved for much longer than previously possible, the notoriety and recognition provided by being part of the National Park System will no doubt bring in many, many thousands more people to Birmingham.

I agree 100%. Jeffrey Bayer has an article on the blog "Come Back Town" by David Sher. Mr. Bayer says Birmingham is about to be "changed forever in 2017". This National Monument designation is probably the start.

AL.com reports that the group that developed 20 Midtown has just purchased the Liberty National Building. No plans yet but are planning an announcement in late spring or early summer.
