One of the local realtors show some of these bungalows going between $299,900 (2708 square feet) and $79,900 (738 square feet).
The thing to remember about Fairmount, and the Fort Worth South district it's in, is that this area has been horrible for decades since the suburban flight began. Within the last five years, it has really turned around, and property values have tripled since then as people return to the neighborhood and start restoring these bungalows. It's safe now, and getting cleaned up and buzzing with activity. All around, there is new urban development, as well. New homes are being built in Fairmount, and have to look like '20s bungalows or they don't get approved. The neighborhood's main street, Magnolia Avenue, features tons of restored historic commercial buildings from the teens and '20s that have attracted locally-owned shops and restaurants, and there's a lot of new loft and townhome projects in the area as well. Values are just going up, and it's become a really cool walkable urban neighborhood. It's the home of Baylor and Harris hospitals, which has driven a big job surge there too. And of course, being immediately south of downtown has been a great draw.
