We might get something tall. 300-320m would sound reasonable. Depends on how they allocate the hotel and condo portions.

Rogers generally designs attractive building, but I question if he was the best choice for this site. As you stated, let's see if he can blend with Central Park. Unless he incorporates masonry, a big deviation from his usual work, I have my doubts.

So what are 432P, One57, Steinway, 425P, TV/35W35th and Nordstrom (the latter three to lesser degrees) not?

They all add their own aspects of mdernity IMO quite apropos for the area without disprespecting the overall environs.

The difference here is that those towers are removed from Central Park South (even 220 CPS has the tower on 58th Street). It's a very different thing to have the tower directly on CPS (we're not just talking height).

Both could be demolished and replaced with a tower of 80 stories or more, much more if the medical building was incorporated.


This has led rivals, most notably Gary Barnett, the president of Extell Development, to approach the board about a purchase. He successfully held up a similar project near Columbus Circle for years by renting the garage beneath it. If he controlled 30 Central Park South, he could build his own project or at least impede the Witkoff-Macklowe tower at a time when demand for multimillion-dollar apartments along the park is said to be cooling.

Indeed, the possibility of years of construction next door is as much a reason for some to cash out as the cash itself.

“We’ll need extra suction just for all the dust,” Dr. Mandor joked.

After all, who wants a drill in their mouth when there is a pile driver pounding next door?

Ahh!!! 30 Central Park South, that is where my Oral Surgeon is located.

If they do end up moving, I'll have to figure out where!

Yea those doctors are pretty good. A friend of mine went there last week for a surgery. Good thing for insurance, would of been a fortune without it.

Those docs definitely have the best views out there. Beats some of those suburban practices with views of nothing.

If this tower is "80 floors or more" as reported by that NY Times article, then it may top even 111 W.57 (82 floors).

So this may mean (at least) four 1400 ft.+ towers along that corridor, which is crazy exciting.

I like the "much more", I remember they were originally thinking of an 100 story tower here, looks like that's not too far fetched. Even though the medical building doesn't sound like a definite.

New tallest in NY? I won't get my hope too high but it sounds like a possibility.

If this tower breaks 400m, it will be epic. The 57th St canyon will be beyond awesome ...

^^^I know this proposal has been around ages but why do you say that it isn't a real proposal? Is it the 100 floors? The age of the proposal? Do you think it isn't realistic to hope for a real 100 story tower?

The renderings are all from a previous proposal. The project itself (36 CPS) is obviously happening, but the visuals are all old and outdated.

The only thing we know about the look of this tower is that the architect will be Richard Rogers. He tends to do modernist style with a high-tech edge, so that's probably what we'll get, but we'll have to wait and see.

Could be, or it could just be the Times' reference to the 850 ft tower (80 floors or more). Either way, with the additional property added, we could be see a tower of at least One57's height but likely taller. If they in fact do buy the property (who else would want it?), we'll know a taller tower is coming.

He held up a similar project by Vornado Realty Trust at nearby 220 Central Park South

A large assemblage could yield something tall. Who ever can gobble them up will have the rights for a super tower. I can see why this area is really competitive. Bidding wars for properties.

If we get something tall here and the rumored 900 ft at 426-432 east 58th st gets built, the 57-59 street area would be truly insane
