Yeah man. Shaw especially is mind-blowing. But yeah, all those neighborhoods are crazy. Not to mention Brookland, SW waterfront, H St NE, Navy Yard, Petworth etc.

New construction at 1st and K St NW - I am assuming they are going much higher since it is all concrete construction.

really... are you working on it? Why didn't they go cheap with wood on top of concrete?

you can only build five floors of wood atop a podium, and this has seven residential floors above the one retail floor. (I'm about 3/4 done with a future GGW post explaining this a bit further -- this creates an interesting cost interaction vis-a-vis the Height Act.)

tower cranes in DC are almost always built at their ultimate height, i.e., just higher than the building they're working on. it's only when you get to considerably taller heights that they bother ratcheting the cranes up.

I still don't think they needed to spend the extra $ to do concrete as the height is minimal, but I commend them for doing so.

Be interesting to read the GGW post.

I took advantage of the nice weather last weekend to take a walk around the Baseball stadium/Navy yard area and see all the new construction going up. By my count, about 1,300 units are actively under way with several more projects in works. Should be interesting to see this area in another 5 years or so. It's still a little quiet right now and doesn't really have an "urban vibe" yet. But, it has a great waterfront park that is pretty busy on nice days and the area has seen half dozen or so restaurants pop open in the past year.

I believe this is going to be a 13-story 169 room Hampton Inn. Should open sometime in the middle of next year

Here is Toll Brother's project. Looks just about topped out. Will be 13 stories and have 277 units. It's supposed to open toward the end of the year.


This will eventually be the Park Chelsea, a 433 unit apartment building.

Here is another big project which just broke ground recently. Not much to see so far, but will eventually be an 11 story,327 unit AM Stern design apartment. This is part of the larger Yards project, a huge multi-building/multi-year project:http://dcyards.com/

This is also part of the Yards project. It's a 225 unit apartment building and will have a Harris Teeter on the ground floor. Personally, I think this is one of the better looking buildings to go up in DC in recent years. Sort of reminds me of some of the stuff going up in Northern Europe.

Thanks for the update JPDivola! Great work. I agree that the Yards project is really sharp.

And yeah Yards Park is amazing. Wow. Hopefully the 11th st bridge project park can be done also, that would be amazing.

jpdivola-- Thank you for posting the excellent photos and welcome to the forum! You're correct, the first photo is indeed the 168-room Hampton Inn.

Although the Capitol Riverfront/Navy Yard doesn't have the 'urban vibe' yet that you mention, there is significantly more activity now than one or two years ago. There are a decent number of people walking around our neighborhood on days without baseball games. This is something that has changed within the past year.

Southwest waterfront development

Southwest...The Little Quadrant that Could notes that fencing has gone up for the Wharf development: http://southwestquadrant.blogspot.co...mes-fence.html. My friend also noted that King Ribs is relocating to the parking lot next to Cantina Marina.

Speaking of Cantina Marina, here is a photo from the upstairs deck that I took last week. This area is going to change tremendously in the next 3-4 years.

Ah man, so exciting. The Wharf is gonna be amazing. I might have to move over there, there is something about seeing the water every day!

Agreed about Navy Yard also, excited to see some more games at the park this year.
