Lightbulb HOUSTON | Market Square Tower | ~510 FT / 155 M | 41 FLOORS

Developer: ?
Type: Residential
Location: Bounded by Preston, Milam Louisiana & Congress (Downtown)
Start Date: ?

*Back in the early 80's, a developer (Gaurdian Savings) wanted to buy the property that once-existed on this site for an office tower. The owner of the building refused to sell. Suddenly someone began a campaign of harassment, clogging the toilets and placing cement in the sewer. He gave in and sold the building to the developer; shortly after the building was demolished without proper city permits. The negative impacts of the oil bust began to affect the company, which cancelled the tower and went bankrupt in the late 80's. Story: here

Rendering not yet available

Site:

today Urbannizer brought up a PDF on HAIF showing a new residential tower in the works at Block 35. The block bound by Milam, Preston, Louisiana, and Congress. it is slated to be 35 stories and 392' tall.

This project is currently going through the process of gaining TIRZ funding. It will contain 463 residential units and it may now be taller than 35 Floors. More to come soon.

Another update: This one is now 40-Floors, the developer is BMS. They will also redevelop the parking garage on this block so it can tie in more with the high-rise, Spring 2017 completion date (#3 on the map).

Wow, imagine Market Square after all this is said and done...not too unlike a budding Bryant Park.

...and that's going to place a 40-story residential building literally diagonally across the street from the banks of Buffalo Bayou.

Who does Houston think it is? Chicago?

Loving every minute of this city right now

I love the height and the design of the top of this tower. Though I am not too thrilled of the catalievered balconies.

The project is being developed by BMS, owner of the entire block 35 for many years. Their plans include Market Square Garage which will primarily serve the residents of the new building. In review of the plans the District took into consideration the active ground floor uses on the entire block which includes reuse of the existing retail space along Congress and Milam, new retail space along Preston and the entrance and lobby area. Total retail space in the project is over 22,000 square feet or 35% of the block, and 59% of the block will have active ground floor uses including the retail space. We support the owners' desires to have the front door on Milam Street at the park and have encouraged them on the design of the entry area to make it as open as possible. Adding 600 to 700 new residents from the building to the Market Square neighborhood will be a real boost to pedestrian activity and patronage at existing and new food and beverage establishments and other retail.

Best regards,
Bob Eury

I would think the food and beverage places are going to benefit greatly from this building and the apartments on the other block. Now all they need is a Trader Joe's on ground level.

The Texas-size tower is set to rise 40 stories and house 463 apartments built to near-condominium standards, the developers said Monday.

"It's big," said Jack Lee, president of Oakmont Group, which is managing the construction. "It's bigger than any other downtown rental property we know of."

The project, to be called Market Square Tower, will be built just off Market Square Park on the southern half of the block bounded by Preston, Louisiana, Milam and Congress.

Units will range from a 550-square-foot efficiency to a three-bedroom, three-bath apartment with around 1,950 square feet. Rents will range from around $1,700 to $8,800 per month.
