Miller & Johnson Building

I haven't revisited this project for awhile.

It appears to be nearly complete.
Although I've been saying that for many months now...
Well, I'll assume that at some point they'll declare it finished and move in.

Just to refresh memories, this 3 story office building is being built for the Miller and Johnson law firm.
They will occupy the top floor. The two lower floors will be leased.

Well, it's just kept chugging along.....

That's better than a project that gets halted altogether (lack of funding, etc.), so I can't complain.
I do think that it makes for very nice infill for that spot.

I must say Peerson, you do such a phenomenal job updating everyone in detail about what is happening in your city, so kudos to you!

One question though, what is the deal with that random ferris wheel in the middle of nowhere?

And all the other OKC locals who post about their city.
I'm really just a relayer of info gathered by others. But I enjoy it.

Yes, the district was originally an airpark, built in 1947.
This 2002 aerial photo below is near the end of its life as an airport.

The angled terminal building near the center is still around (completely redone).
About everything else from the original airpark is gone.

As for the ferris wheel being all by itself out there...
Quite true.

Some history:

The downtown airpark was purchased by Grant Humphreys with a new planned urban district in mind.
He already had some experience in this with his Carlton Landing development (near Eufala, OK).

Grant, speaking in a 2009 article:
Quote:
Humphreys knew the development would have to have a special draw.

“We needed something to bring people across the river,” he said. “We wanted to create something that was a unique experience.”

He found his answer last year while looking at online auction site eBay.
The Santa Monica Ferris wheel was up for sale. Humphreys won the wheel with a bid of $132,400.

It was shipped to Wichita, where 160,000 light-emitting diodes, or LEDs, are being installed and the ride is being painted and refurbished.

Grant's development group did not know exactly how the ferris wheel would be used, or how the district would be developed.
That was ironed out after months (well, years really) of private brainstorming combined with public charrettes.

The plan that was released around the time the district started real development about 3 years ago looked like this:



As you can see, the ferris wheel is anything but isolated in that (ambitious) drawing.

They decided to start (at least the beginnings) of the urban plaza first by having the ferris wheel assembled at the site.
This was followed up by some supporting buildings nearby for handling tickets and other entertainment functions.
Including... an interesting (and now iconic) OKC sculpture.

Anyone with a marketing background could tell you this was smart PR.
Every tourist who visits the area wants to take a shot next to the OKC letters.

Social media is packed with those kind of photos.
And every one of them acts as a little chamber-of-commerce brochure plug for the city.

It's true that installing the ferris wheel before, well, practically anything else makes it look isolated out there.
But someday - presumably - it will be adjacent to a densely packed urban area.

Relocation of OG&E Substation at 10th and I-235

OG&E (OKC's gas & electric utility company) currently has a substation along NW 10th near I-235.
They are planning to move it about a hundred yards (or less) north.

Why bother?
I'm not sure of all the in and outs on this topic, but I believe it's a combination of wanting to get
out of the way of new development along 10th street and the need to upgrade the substation itself.

They managed to make an arrangement with Neighbors Holding LLC, who owned nearby property to make a land swap.

The relocation of the substation has not started yet.
Once it is thoroughly removed from the old site, Neighbors is free to redevelop it.
There has been no word on what they might put there.

Of course, I've known about this for awhile.
The reason I posted today is that the new shot of the Arts Center (marked with an double arrow above) appears to show the future substation site about ready to go.
It has been scraped down and leveled and has various pieces of equipment and machinery sitting on the west end.
Makes me think that action may be finally about to occur on this.
Or maybe not -- we'll see.

While I was contemplating this, I thought about putting together a compilation of the various developments going on this area.
There's a lot of activity!

This is an older aerial from January 2019 (a little over a year ago), but it shows good coverage of the area.

Even still, I didn't manage to get them all in.
The Hub - a new 6 story mixed use development - will be built adjacent to the old Dolese site, but the location is slightly out of view in that photo.

The zig-zag, stairstep shape of the townhome lots is apparent in the photos above.
They will form the edge of the properties.
Privacy walls will then face the sidewalks along Dewey.

Some of the exterior modification are starting to exhibit the retro look.
The developer has stated that he wants to return it to early 60's styling - when it was built - with perhaps a bit of whimsy thrown in.
The model for the renovation is the quirky Austin Motel.
