EA breaks ground on 30M Digital Media Center at LSU

Electronic Arts Inc. (EA) broke ground on the 94,000-square-foot Louisiana Digital Media Center that eventually will be home to 600 video game development workers and LSU’s Center for Computation & Technology. EA, the video game company that produces titles like The Sims™, Madden NFL, says that this new building will house its North American Test Center.

The $29.3 million project will result in a three-story structure on LSU’s main campus. LSU’s Center for Computation & Technology had long sought a contemporary, permanent home for its programs that drive academic and business research with high-performance computing. The state also sought a permanent home for the EA North American Test Center, which has been located on LSU’s South Campus since 2008 with nearly 400 workers, half of which are full-time employees. Both of these goals will be realized at the Louisiana Digital Media Center when it opens in 2012 on LSU’s main campus.

438 Main Street / CBD



Construction has started on 438 Main Street, a $4.7 million apartment building and is projected to be finished in about 10 months.

The property at 438 Main St. was purchased earlier this week from the Baton Rouge Area Foundation’s Commercial Properties Development Corp. after it tore down the former Brown building on the site.

Lafayette House / CBD



The team behind the renovation of the Tessier building on Lafayette Street downtown is planning a four-story, 16-unit condominium development on the lot behind the building.

Developers Dyke Nelson and David Weinstein told the Downtown Development District on Tuesday that the roughly $2 million Lafayette House will feature four single-bedroom units per floor at just over 600 square feet per unit.

The property will feature a courtyard surrounding the building and balconies that take advantage of the view.

Nelson noted that the design will use transparent materials to allow for more light and prevent visual obstruction.

The units, which will be $185,000 on the first two floors and $195,000 on the third, will have prearranged financing.

Construction is projected to begin this summer with the first residents moving in by the fall of 2013.

IBM Mixed-Use Project / CBD



IBM will open a technology center in downtown Baton Rouge that will provide software development, maintenance and integration services to clients around the world.. Plans call for the downtown office tower, which will be emblazoned with the iconic IBM logo, to be completed by spring 2015, with the entire residential complex completed by summer 2015.The company’s Domestic Delivery Center will be the centerpiece of a $55 million riverfront office-residential complex on Lafayette Street, bordered by North and Main streets and River Road. An 11-story residential tower, with 95 apartments and nine luxury townhomes, also will be part of the development.

The Standard / North Gate

A new five-story, 247-unit apartment complex that will cater to LSU students could open on West Chimes Street as early as August.

The city-parish Planning Commission gave unanimous final approval to plans for The Standard at Baton Rouge luxury housing development after a brief public hearing Monday night.

Landmark Companies, the Athens, Ga., firm behind The Standard, expects construction to begin in the spring.

The Onyxx Residences starting soon....28-units on top of 5,600sq.ft of retail...completes what was originally titled the “arts block,” with tenants such as the Shaw Center for the Arts, LSU Museum of Art, Stroubes Seafood and Steaks, Manship Theatre, OneEleven condominiums and the Roux House.

River District / BR CBD South















Plans for the River District, a mixed-use project of residential units, office buildings and retail space that will be developed along Nicholson Drive between LSU and downtown were presented yesterday.

The project, as proposed, will be developed on 34.8 acres on both sides of Nicholson. Plans have been in the works for six years but were stalled by the national recession. Plans for the development include: 1,800 residential units—both condos and apartments—a 220-room hotel, 100,000 square feet of office space and 100,000 square feet of commercial space, including a 40,000-square-foot neighborhood grocery store or drugstore.

note* the development is adjacent to and immediately south of the recently announced Water Institute of the Gulf (Water Campus)

CBD / USAgencies announces new headquarters in downtown Baton Rouge



Auto insurance company USAgencies is relocating its headquarters to downtown Baton Rouge, the company announced Monday (June 23).

The company, which is based in both Baton Rouge and Plano, Tx., will be move to the top two floors of 440 on Third, the mixed-use development that will occupy the site of the former Capital One building, and has secured naming rights.

Carlisle Place : East Suburban / Denham Springs



The city of Denham Springs has announced that construction is set to begin this fall on Carlisle Place, a four-story retail and Class A office building at the northwest corner of Bass Pro Boulevard and South Range Avenue. The 44,000-square-foot structure will house an international movie production studio on the top floor.

Remson | Haley | Herpin Architects is designing the project, which is expected to be completed in the spring of 2016. It will be part of Riverside Landing,
adjacent to West Florida Parkway (I-12) at the Range interchange, being developed by Jacob Fa-Kouri near Bass Pro Outdoor Shops.

River House / CBD South



Ground has been broken on River House, a mixed-use development at 1480 Nicholson Drive. River House will have 224 luxury apartments spread over a pair of four-story buildings, a 34,000-square-foot, three-story office building, 15,000 square feet of retail and a 4,600-square-foot community clubhouse.

Meantime, real estate activity downtown and along the Nicholson Corridor picked up. Construction has started nearby on the Water Campus, which will be a center for river, coastal and delta research.

WATERMARK Baton Rouge / CBD









Mike Wampold announced recently he plans to convert the old state office building at Convention and Third Streets into a 148 room Marriott Autograph hotel. Autograph is a very popular upscale full service brand that Marriott introduced in 2010.

The name recognizes its 1924 origins as the Louisiana National Bank building and its proximity to and spectacular views of the Mississippi River.

Wampold also plans an upscale restaurant in the hotel and is in the process of defining the concept.

The building was constructed in 1926 and was the first skyscraper in Baton Rouge. The state acquired the property in the 1960s. It had housed state higher education offices and the Louisiana Board of Regents.

Construction is now underway, with opening set for Summer 2016.

The Water Institute of the Gulf Headquarters, Research & Interpretive Center / CBD South




The Water Campus released the first images of the new The Water Institute of the Gulf’s Headquarters, Research and Interpretive Center today. Louisiana-based Coleman Partners Architects LLC and global architect firm Perkins+Will have collaborated with Water Campus stakeholders to design the iconic building that will be constructed on the old city dock at the new, innovative Water Campus near downtown Baton Rouge. Construction will begin later this year with completion expected in July 2017.

The building will be headquarters for The Water Institute of the Gulf. It will be located on the historical Baton Rouge City Dock that was completed in 1926. The 33,000-square-foot, $22-million building will consist of an interpretive gallery, exhibit areas, offices, research labs and meeting and conference facilities. The building will be situated on the dock in a way that continues the long history of Baton Rouge business and culture existing along the banks of the Mississippi River.

Rotary Club Centennial Project will allow people to sing with the Mississippi River



Po Shu Wang and the Living Lenses team have been selected to construct the Rotary Club of Baton Rouge’s Centennial Project along the intersection of Florida Boulevard and River Road with a piece that allows people to sing with the Mississippi River.

The stainless steel art piece will incorporate three large spheres, with the largest one in the middle surrounded by two rings coming out of the ground. The tallest ring stands at about 14-feet tall.

Inside the steel will be antennas and receivers that will connect with underwater sensors to provide data into a computer that will choreograph lights and sounds in the middle sphere and allow people to sing with the river.

Spencer Calahan has begun work to build a new five-story office building in downtown Baton Rouge near the Pastime Restaurant at 252 South Blvd. that will cost the attorney between $8.5 million and $9 million.

GraceHebert Architects is designing the building, which will be located at the corner of South Boulevard and St. Louis Street. There will be two levels of parking, three levels of offices and a helicopter pad on the roof.“
