Excellent way of putting it, blazer. This stadium is very much a product of right-sizing. At the moment, Birmingham simply does not need a stadium with greater than 40-50,000 seats. I'm not super optimistic that the city will need more than 40-50,000 seat within the next few decades, the stadium has room for permenant expansion.

There aren't many mid-sized cities (that I know of) building new stadia. The fact that Birmingham is building this facility is proof that city and local businesses are confident the region will benefit from it. Of all the things Larry Langford did, I think the CrossPlex was one of his best ideas and it attracts plenty of events. I don't feel all that cynical about event prospects for this stadium.

Birmingham begins work on rapid bus transit system, first in Alabama

Local, city and state leaders on Friday announced the first phase of the Birmingham Xpress Bus Rapid Transit (BRT) system during a groundbreaking ceremony in Five Points West.

Birmingham Xpress will connect 25 neighborhoods along a 10-mile corridor between Five Points West and the Woodlawn community. This is the first bus rapid transit system in Alabama, according to city officials. Construction will begin on the west transit center in Five Points West near the CrossPlex and is expected to be completed in 2022 ahead of the World Games in Birmingham.

“From where we stand (in Five Points West) to the eastern transit center in Woodlawn, the Birmingham Xpress will connect 25 of our neighborhoods to jobs, education, health and government services as well as entertainment,” said Birmingham Mayor Randall Woodfin. “Once completed, the residents of our city will be able to take advantage of a more reliable, fast system that will reduce travel time and lower costs with the seven buses as well as its 32 stops.”

“It’s important for the city of Birmingham to be very intentional in providing more reliable, alternative transportation options,” the mayor said. “In order for the city of Birmingham and our 99 neighborhoods to grow, we must meet people where they are and provide them with quick and easy access to all areas of our city. Today’s groundbreaking is a big step in that direction.”

“Birmingham Xpress is a game changer for public transportation in the Birmingham-Jefferson region,” Martin said. “It is the first phase of what we believe will be expanded to other communities in the future. We are excited to operate Birmingham Xpress and make it an integral part of the services we provide.

“This is about moving people,” Martin continued “… It is my vision that the BJCTA will become the mobility manager for the region, and that means bringing all of the services together – Birmingham Xpress, fixed routes, micro transit, Uber and Lyft integration, bikeshare, carshare – … as a team to make that happen.”

The transit service is one of the city’s most significant recent investments in public transportation, O’Quinn said. “I believe the BRT will be completely transformational for public transportation in the city of Birmingham.”

The service will add to transportation options for city residents, he added. “We are embarking on the BRT but we have seen micro transit in place for a little over a year and we have bike share and scooter share coming … we have Birmingham on Demand that has been successful … all of this is about making it easy for people who don’t have the luxury of owning an automobile to be able to utilize services for them to access opportunity, healthcare and just move about the city.”

Sewell was in Washington as lawmakers worked on the final COVID-19 relief and funding deal. However, she sent a prepared statement read by Hutchinson.

“It’s so exciting to see the $20 million in federal funding we fought so hard to secure in 2015 pay off in a way that directly impacts Birmingham residents’ everyday lives,” Sewell said in her prepared statement. “The Birmingham Xpress West Transit Center will improve travel time and decrease costs connecting more Birmingham residents to their places of work and communities and increase livability and opportunity. This critical project will bring us one step closer to ensuring our public transportation systems are both equitable and sustainable.”

The project is a partnership between the city of Birmingham, U.S. Department of Transportation Federal Transit Administration and the BJCTA.

15 metro Birmingham projects that could be game-changers in 2021


Even with the uncertainty and obstacles that emerged during 2020, it was a banner year for major projects in the Magic City.

The future of several prominent properties – from Century Plaza to the former Carraway and Trinity Medical Center hospital campuses – came into focus as the subject of multimillion-dollar redevelopments. That’s in addition to a wealth of projects taking shape in the Parkside district and elsewhere downtown.

Those projects and numerous others mean there will be no shortage of catalytic projects to watch in 2021.

As they rise around the region, many of these developments are likely to spark property sales and subsequent redevelopments nearby.

Here’s a look at 15 projects to watch in 2021 that could shape the local commercial real estate scene.


Protective Stadium/BJCC renovation

The long-awaited project at the Birmingham-Jefferson Convention Complex will bring a new stadium to downtown Birmingham in the fall, followed by a renovated Legacy Arena. Both projects will open the doors to new events the region hasn’t recently been able to host. It has already paid dividends, with Alabama’s high school football championships and the NCAA Basketball Tournament each announcing plans to return to the Magic City.


Signature's big plan

Signature Homes closed on a large swathe of vacant land for a new development at 2101 Alabama 150 that would include more than 2,500 homes and 600,000 square feet of commercial space on the currently unincorporated acreage. It's a long-term project that could shape the local residential scene for years to come – particularly as a lack of inventory continues to be one of the top driving factors in the market.


Fourth Avenue Forward

Fourth Avenue Forward is a new revitalization program that looks to boost the iconic Black commercial district by using the National Main Street’s four-point approach to sustained revitalization: organization, design, promotion and economic vitality.


Global Forum

Wayne Reynolds announced plans in late 2019 to create the Global Forum, which aims to leverage the city’s historic legacy of civil rights to create an international gathering place focused on leadership, education, innovation and understanding. The project recently received a $2.9 million federal grant to identify an ideal location in the city – a process that is expected to take about 18 months.


Ramsay McCormack

Ensley District Developers is redeveloping the Ramsay McCormack Building in Ensley, where a new 30,000-square-foot office building will soon rise with Innovation Depot as one of the tenants. It's a long-awaited project that could be a catalyst for even more development in Ensley.


Arbor Terrace

Despite the pandemic, a New York development team announced plans in early 2020 to redevelop the former Trinity Medical Center campus into Arbor Terrace, which will feature space for an office headquarters as well as luxury condominiums and medical office, cafe, retail and restaurant space. An apartment project by Tynes Development could be the first piece of the project to take shape.


The redevelopment of Carraway

The future of the former hospital north of downtown has been speculated about for years, but it could come into clear focus in 2021 as Corporate Realty’s redevelopment plans take shape. The Birmingham firm is planning a $340 million project that will include single-family as well as multifamily residential, hotel, retail, office and entertainment components. The Birmingham City Council approved $13 million in incentives for the project on Dec. 29.


Southtown's redevelopment

The coming year will likely be a big one for the redevelopment of Southtown Court. Demolition was recently put out to bid, and more specifics of what the development would entail could emerge in the new year. The project has already proven to be a significant catalyst for development and deals in Southside.


Urban Supply

Orchestra Partners plans to begin construction on its new Urban Supply development on the western edge of Railroad Park by Good People Brewing Co. in early 2021. The company aims for the development to become a hub for fitness and active lifestyles and also supply Birmingham with the goods and amenities residents need to enjoy a unique urban experience – complementing the company’s planned projects at the former Powell Avenue Steam Plant.


Campus No. 124

Huntsville-based Schrimsher Properties is taking steps to redevelop the former Valley Elementary School in Pelham for “Campus No. 124,” a project that will bring restaurants, entertainment, boutique retail, art studios and office space as well as a craft brewery to the Shelby County suburb.


The 600

The former AT&T City Center has been one of the more high-profile vacancies in Birmingham’s commercial real estate scene. Atlanta developer Tellus Partners, Varden Capital Properties and Buckhaven Construction plan to bring it back to life but not as an office building. Their plan includes 435 luxury apartment and condominium units.


20 Midtown

Construction is ramping up on the long-awaited third building in the development, which brought a Publix to downtown and has been a game-changer. The big thing to watch in 2021 is which tenants sign on for the project, as well as what happens with the former Liberty National building across the street.


Brookwood Village redevelopment

An entity affiliated with Colliers International | Alabama and Arlington Properties is looking to redevelop the mall for a mixed-use project that would include retail, restaurants, office, hotels and a mix of residential options for sale and rent, including 350 high-end apartments anchored by a public green space. The entity currently has the site under contract.


Masonic Temple renovation

Irvin Henderson, president of Henderson & Co. in North Carolina, who is also part of the Ensley District Developers group, along with Carlton Brown, principal at Direct Investment Development in New York City, are working with local partners to redevelop the historic Masonic Temple in the Civil Rights District as a business incubator and office building. It’s a project that could be a catalyst in the district.


Luxury multifamily project across from The Summit

Novare Group and Batson-Cook Development Co. are building a new 286-unit luxury multifamily development by the AT&T Alabama Operations Center at the intersection of U.S. 280 and Interstate 459. It's a project that could be the first step in a major mixed-use project at the site and would add to the area's growth.

Feb Updates

Hey guys! Haven't posted on here in a while but decided to take some pics this weekend along with some updates from what I've heard/seen:

The Loft District continues to see infill activity. The three major projects on 1st Ave. are Mercantile on Morris, the Armour & Co. Building, and The Kelly Hotel. At Mercantile- construction crews are working on the pedestrian plaza connecting Morris to 1st which will include several retail/restaurant spaces (14,000 SF)- two tenants already announced (men's clothier and an ice cream place I believe) along with 47 residential units. Hopefully we'll see more announcements as we emerge from COVID.






Work is continuing on the Armour & Co. Building. They've been spending lots of time on the interior. Looking forward to seeing what the facade looks like- hopefully tons of windows. 26 units + 20,000 sf of commercial space on 1st which should bring more connectivity between Carrigans and the rest of the restaurants/bars along 1st and 2nd.


The Kelly Hotel in the Commerce Center Building has making progress as well. 96 rooms are planned in this Hilton Tapestry project. Still waiting for those large glass windows to go in on the corner of 1st and Arrington which should really open the building up to the street. They’ll also be some connectivity from the basement to Morris but its not clear what that space will include- a spa has been mentioned. Another really cool feature of this place will be the rooftop bar which has this incredible vaulted ceiling with plenty of windows and a rooftop patio overlooking the city.





The Rotary Trail and the surrounding blocks seem like they’re about to come into their own as a walkable neighborhood. I think there’s close to 5 or 6 decent sized developments in motion that should significantly add to the density and encourage more walkability. We’ve mentioned the Hardwick project which seems like a beautiful concept- props to the developers and architects. Reminds me of some of the cool re-use projects you see in postindustrial areas of London. I would love to see more attention paid to the railroad side of the site- feels like such an underutilized space that could really cool. Hopefully Bayer can figure something out. Haven’t heard anything recent on The Railyard (microhousing project). Avenue A continues progress on their 4 buildings- seems like those things are in hot demand. There’s been no visible movement on The Tracks- a 273 unit apartment project located at the TE Stevens Construction site between 24th and the Expressway. I think this project would be huge in building more connectivity between Pepper Place/ Lakeview and the downtown core. Fingers crossed. The second phase of the Battery is underway a couple blocks away at 2nd and 22nd. Project includes a new 22-room boutique hotel and some restaurant/bar space. Looks like work is continuing on the interior. Lastly, the third phase of the 20 Midtown project has made rapid progress- 321 apartments and 39,000 SF of retail. Construction crews are out there working all the time. This thing is going to be massive. They’ve got the concrete poured for the first two stories and its going to be higher than I thought. Once finished, its going to make a huge difference on 20th especially.



Lakeview and Pepper Place have also kept momentum. Lakeview Green is making progress with both the housing and adjacent retail section. 118 residential units and 27,000 SF of ground-level retail with a cool greenspace area. Building design looks really sleek as you drive along 4th Ave. and once finished will give those blocks more identity- I’m sure Mayawell and Automatic Seafood are excited- will actually seem like a dense place.



A block to the north- the Metropolitan is continuing to be renovated after the fire. They’ve completely gutted the thing and now appear to be bricking some of it? Seems like a crazy journey that building has gone through. Not a huge fan of the design but nonetheless- it adds housing density to Lakeview which is a plus.


That’s it for now. I’ll post updates on Parkside later.
