The article mentions that the tower's corners "curve and taper". Do we know if the tower tapers as it rises? I thought those who saw the DP have said it does not? It sure looks like it tapers from the rendering, but that might just be a trick of the eye.

the corners taper, a similar idea to 1 World Trade Centre, just not as much.

The building will not taper, but due to perspective and angles, it will appear to taper slightly anytime you look at it other than straight onto a face from far away. If you would look at it with two faces in view, it will appear to taper, and from close up it will appear to taper even with only one face in view.

It will be hard for Brookfield, since the 225-sixth will more than likely be rising when Imperial Oil leaves the downtown core. Which will leave two very large towers empty.

Maybe....because there is always that ego/status thing oil companies have. I'm sure given the choice of a brand new building with the moniker of tallest, a company would be drawn to it over an older building that another company discarded. Naturally, the price will be a huge consideration but they are both A1 spaces.

So I take it no tenants lining up yet? And wasn't EAP built a couple of years ago simply based on speculation?

No tenants announced yet, I'm thinking Brookfield must have a few solid leads to be so bullish about moving ahead on the first tower (that being the taller one too).

I wish I could find the article. To summarize, the article mentioned that it is based on speculation. They were basing their speculation on economic growth and downtown vacancies during the economic downturn, hoping that a growth spike would occur when the markets turned around (hoping it is timed with the completion or near completion of the first tower).

How have the other recent commercial projects performed relative to vacancy rates?

^^^Calgary has a very low vacancy rate compared to other cities (around 5% vacancy). So new projects do relatively well. But when you end up with three office towers vacant in the downtown core, there will likely be better negotiations for tenants. Not ideal for developers like Brookfield.

In the States, when the vacancy rate gets down to 10% in most big cities, developers start think about building.... In Calgary, they wait until the rates get down to 1 1/2%!

I believe the vacancy rate for AA space is some thing like 1%,....hopefully that helps push this one into development
