I must confess that it will take me a bit of time to get used to its odd juxtaposition (astride the park) compared to 98% of the remaining DT skyline. 1WTC and 20 Exchange are in for some company, what with this newcomer's prominence in the City Hall skyline.

Foundation Work Begins, New Rendering For 23 Park Row, Financial District



On the northern edge of the Financial District, construction is making major headway on the site comprising 23 Park Row, which will imminently stand 54 floors and 701 feet to its rooftop. YIMBY reported on permits back in April of 2016, before posting the first renderings last June. The tower, designed by COOKFOX Architects, will become one of the more prominent residential buildings in the neighborhood, and foundation work at the site has now begun.

The photos of progress come from rbrome, and show that excavation has pretty much wrapped up, with concrete pouring now starting in earnest. The lot borders another project under construction at 1 Beekman, though that building will only rise 25 floors and 335 feet to its rooftop.

Department of Buildings filings for 23 Park Row show that the first four floors will hold approximately 52,000 square feet of retail space, while above that, the structure will contain 110 condominiums across 210,000 square feet of space, for an average unit size approaching 2,000 square feet.

Besides the progress on the structure itself, the latest renderings are also quite promising. COOKFOX’s design will complement the existing pre-war towers of City Hall Park nicely, with proportions that play off the “wedding cake” style that characterizes the nearby Municipal and Woolworth Buildings. The limestone exterior will also harken to the towers of yesteryear, while the inclusion of four floors of retail space will most definitely bring the immediate surrounds into the twenty-first century, enhancing a blockfront that has long been neglected (at least on the frontage facing Beekman).

The Rogers building is going to be the nicer of the two IMO! Can't beat old Rogers for a nice industrial expressive tower.

54-Story Tower At 23 Park Row Begins To Rise Above Street Level, Financial District

While progress on 23 Park Row has been substantial through the end of 2017, that isn’t the only recent news for the block. Last week, YIMBY revealed the first renderings for another building that will soon rise at 1 Park Row, and though it will be substantially shorter than its high-rise neighbor, the sum of changes coming to this stretch of real estate is going to be quite significant.

COOKFOX is designing the tower, which is being developed by L&M Development Partners, as well as the founders of the J&R Music Store. The pair are also behind the retail revealed last week.

As for 23 Park Row, it will have its own substantial retail component, with 52,000 square feet of commercial space spanning the first four floors. Above, 210,000 square feet of space will be divided between 110 condominiums, for units that will average almost 2,000 square feet apiece.

With a parapet 701 feet above street level, the tower will not be remarkable on the overall skyline, though its positioning adjacent to City Hall Park means it will still enjoy a fairly prominent profile when viewed from the north. Within, that also means that residents will have permanently unobstructed views to the north.

Completion is anticipated by the end of 2020, and with the current pace of progress, that estimate may even be a bit pessimistic.

I like the design, but that first setback is either too lower or too high, and the stepped massing is weird. They have quite a lot of stunning architecture to play off of in the immediate area, but it's like they chose all the wrong massing for the base. Maybe I just needed it to be symmetical? I don't know. lol

Yeah I see what you mean by the base. Now I can't un-see that. It does detract from the rest of the tower. But overall this project will help mitigate the damage conducted by 5 Beekman.

I do hope J&R comes back. That was a great electronic/pc store.

With the base, thats were the retail will be located. Large ceiling heights.
