Meridian Health Plan Headquarters - Campus Martius, Detroit, MI

Floors: 16

Size: 320,000 square feet

Use: Office (ground floor retail) + parking garage

Construction: late 2014/early 2015 - 2017

Cost: $111 million

It's at least as tall as the neighboring Compuware Headquarters, so that puts it at at least 230 feet.

It reminds me of that new Ernst & Young Building in Cleveland.

The 26-story Nic on Fifth apartment tower on Nicollet Mall has topped out.

The 36-story LPM Apartments at the south end of downtown Minneapolis should top out sometime in the next 2 weeks.

The 30-story 4Marq apartment tower (on the same block as Nic on Fifth) will begin construction in December.

Still on the boards: The 25-story Hines apartment building near Target Field, and a 50-story residential and 56-story mixed use tower in downtown Minneapolis.

4Marq:

LaSalle is looking good! Read an article in the "Strib" today about Demand for condos & apartments is outstripping what's being built!! News like this should take care of those 50 & 56 story "stale" proposals!

With these tidbits, the new Vikings stadium, and the twin 22 story buildings for Wells Fargo, it's an exciting time for development in 612!!

Even though it's a stadium, it still qualifies for this thread.... The new Vikings stadium (at 272' tall) will have a ceremonial ground-breaking on December 3rd. The team will be kicking in up to $41 million more to cover anticipated higher costs.

The parking lot at 4th & Marquette has been closed in preparation for the construction of 4Marq.

To the best of my knowledge, those 2 towers are not 'stale' proposals as stated, the designs are being revised on a continuous basis. I know the firms involved with those projects and are proceeding on schedule.

Minneapolis also has the twin Wells Fargo buildings officially U/C at 301' and 20 stories each. The U/C Vikings Stadium is 272' high. Also U/C is the 13-story Latitude 45 (residential).

Latitude 45:

^ thanks avian, i added the wells fargo towers and latitude 45 to the list.

the vikings stadium is super cool, and really tall for a sports stadium, but it's a different kind of structure than regular multi-floor highrise buildings.

At the moment I feel like almost all the vertical stuff of any degree in Iowa is happening in Iowa City. The university is in the middle of a $1 billion building boom right now, and a decent amount of residential and commercial stuff in the pipeline. Growing up there in the 80's and 90's it was almot all 1-3 story buildings, but the past 5-6 years or so and the city has just got nuts for 5+ buildings. I was dizzy when I went back a few weeks ago at the number of tower cranes all over the skyline. Never saw anything like that growing up.

The floods of 2008 were tragic at the time, but it's sparked by far the biggest building boom on the University of Iowa campus in history. $1 billion in projects underway as we speak all over the place, many of them state of the art replacements of art and music buildings/venues, as well as the ever booming hospital and research complex. The economy is really on fire there right now. The metro has grown from around 90,000 in 1990 to around 135,000 today. Unemployment around 3% today with a 19% increase in the number of jobs over the past 10 years.

Residential/Commercial:

14-story apartment complex just finished up downtown.

20-story apartment complex teeing up for construction now.

7-story residential project south of downtown.

6-story office project under construction downtown

6-story hotel project along with other multi-story retail projects underway at River Landing. 500 hotel rooms, 2 new bar and grills, sushi restaurant, wine store, Iowa's largest brewery, a department store, Mediterranean restaurant, a gym, spa and conference center.

5-story mixed-use building downtown just wrapped up.

Two 5-story residential projects nearing construction

University projects:

$357,000,000 12-floor 480,000 square foot childrens hospital under construction.

$176,000,000 new 200,000 square foot, nearly 2,000 seat auditorium under construction.

$152,000,000 10-story new 200,000 square foot School of Music building under construction downtown.

$130,000,000 8-floor 333,000 square foot Biomedical Discovery building under construction.

$77,000,000 new 126,000 square foot Arts Building replacement.

$70,000,000 6-story new pharmacy building.

$53,000,000 10-floor 500 student dorm nearing completion.

$35,000,000 new 108,000 square foot football operations facility.

Clayton (St Louis version of Bellevue, WA) appears to be starting a mini residential boom, we will see what actually gets underway, but theres been two tallish proposals dor the CBD in less than a month. Could Clayton be the most highrise friendly suburb in the midwest, other than maybe Evanston? Clayton functions more like Buckhead, though. It's our "uptown," and is the bookend of the urban core and has multiple light rail stops. St. Louis could even be compared to the Twin Cities in that it's like a binary star system with two economic cores.
