Here's the financing info broke down by lender:

1. Bank OZK - $475m
2. Square Mile Capital - $260m
3. Wanxiang - Not specified in this article (but guessing less than $115)
4. JDL is likely financing some of the project with their own equity (unspecified)

Total financing - $850m

Likely when completed this complex will easily be worth north of $1 billion.

Of course, that's including the 10 story podium with office and retail, parking, and of course 2 towers. I'm pretty sure that upon exit, the developers will split these up into separate PINs and separate sales, which will naturally generate them even more $$$$

I happen to run into Alderman Hopkins while taking images. He was at the cleaners as I passed by and actually had a rendering of the project with him, showing the owner of the cleaners.

The southern wall won't be blank.













P.S. - don't think Lincoln Yards can't be amended in the future to re-increase height.

Very cool. I wish we had access to the loan agreements to see what sort of covenants there are, timetables, etc.

Every time someone complains about how there are too many blue boxes being built, I want them to look at this picture. It will take 20 more years of blue boxes to make a dent.

OCS might replace the Trump Tower as my favorite building in this city. So looking forward to seeing the final product and if it stands up to the renders.

If you're talking about favorite *new* building, I concur. I have an extreme soft spot for Art Deco (Carbide and Carbon & CBOT are my favorite in the city) and this is as close as it gets in the 21st century.

the phasing issue was brought up because of this line from the curbed article:

I could think of a few better ones. Maybe for Chicago its the closest, but it still leans heavily towards the ultramodern.

Phasing comment is odd. Perhaps Hopkins meant "phases" like demo, foundation, superstructure, etc?

Maybe there was confusion because of base, tower, tower... Three parts.

Who cares though as financing has been had.
