A. Have they started this? Is this now under construction?
B. Who on here is "Marty"? (from the Socketsite link).

This should be under the midrise proposal section.

I requested a mod move to "proposals" about 2 seconds after I mistakenly posted here. It will happen, I'm sure. Keep your pants on, everyone.

Photos please

But anyway, I just wanted to give the projects in Okaland that we know about and that meet high/midrise criteria a little more visibility so if you know about more that have available renderings and such, let's give them threads.

Also, I believe this project is by the same architect who is doing the San Francisco PUC building at Golden Gate & Polk which is a project I personally care about almost more than anything else we are waiting for in SF, even though at 12 stories it's not even a midrise (I just hate that big blank very pink wall of the old state building there now).

Seems like with a BART station right under it, they could've pushed more density/height, but I also don't know how the office market is in downtown Oakland, other than the general state of the economy overall.

There are no height limits at all in most of Downtown Oakland. This project will only move forward once they have an anchor tenant. The demand for class A office space is strong Downtown but people like SKS or Shorenstein just don't want to take the risk of a building over 30 stories right now.

Exclusive: Developer to buy long-stalled Oakland site, start office tower on spec (video)
Feb 2, 2017, 11:15am PST Updated Feb 2, 2017, 11:32am PST

Roland Li
Reporter San Francisco Business Times

Developer Ellis Partners is in contract to buy a long-stalled development site in downtown Oakland and plans to start construction on spec on the city's first new office tower in about a decade.

Oakland Mayor Libby Schaaf confirmed the deal at the San Francisco Business Times Mayors’ Forecast event today.

"We are proceeding towards acquiring the vacant property at 1100 Broadway including the neighboring Key Building at the intersection of 11th and Broadway in downtown Oakland," said James Ellis, managing principal of San Francisco-based Ellis Partners in a statement. "There are a few procedural steps to complete over the next few weeks, but we are excited about the possibilities that the parcel presents for Oakland. This is a significant deal for Oakland."

. . . The 310,000-square-foot project has been inactive for a decade. SKS Partners acquired the site in 2007 and has repeatedly requested extensions of its project approvals.

. . . The project sits over the 12th Street/City Center Bart Station, a prime location for office space.

As part of the development plan, historic buildings on the site will be preserved. SKS Partners didn't immediately respond to requests for comment . . . .

Strange: I searched for anything in "OAKLAND |" because I figured if this one had a thread it would be deeply buried, but could find nothing.

This is not a SF project - should be in the other 8 counties/bay area thread.

?? This section isn't organized that way. Here, the city is in the thread title so what do you mean?

Under Construction

*Jan 16th, 2018

Quote:
Construction has begun on one of Oakland's few new office projects. Ellis Partners and Intercontinental Real Estate Corp. broke ground on The Key at 12th, a Class-A office tower at 1100 Broadway in Downtown Oakland. The Gensler-designed 334K SF tower is expected to be completed and ready for occupancy in late 2019. The University of California has already pre-leased 165K SF. About 154K SF on the upper eight floors remains available for lease. The building will include two rooftop decks, 11K SF of ground-floor retail and restaurants and a parking garage with 145 spots. Amenities will include a dedicated bike parking entry with ample ground-floor racking, a private locker room and showers for building tenants and a dedicated elevator bank serving only the remaining available vacancy on the upper eight floors.
