Yeah, I get that, it's just I wonder how one gets in the loop when they don't live within the 600 feet or whatever it is from the property in question.

My neighbor owns property in the vicinity of the rezone and shared the letter with the neighborhood by e-mail. Otherwise, I would not have received it.

We have a new ground-breaking! The 7 level container project on the NW corner of McKinley and 3rd St. has broken ground. The parking lot canopies and concrete block wall are getting demo'd with fencing up around the lots.

For those that don't know this project, here ya go:

Finally this one is taking off! They had their approval with City Hall back in 2019, wonder what took so long.

Regardless how anyone feels about the aesthetic of shipping container projects, replacement of a surface lot with a zero-parked, mixed-use development is a win-win for downtown!

This one I actually think looks good and 7 levels is decent height. Will add a lot of character to the area.

Agreed! And once completed, three of the four corners at this intersection will be activated.

So will the expected height be around ~60 feet?

Another project from browsing around:

Zoning application going through Alhambra Village Planning Committee for new multifamily at 3rd Ave./Coolidge. Here is the full zoning packet, looks like mostly the same stuff going up all over. But they did make an effort to interface with the Grand Canal, which is great.

The site is zoned R-3 and R-5 and they're surrounded by R-3/4/5. Dense, but not without precedent at all.

I'm also so glad I'm not a planner because I would bite my tongue off trying to respond to inane comments like from the NIMBY in the zoning packet. To have the audacity to complain that they can't squat and have their dogs piss on the "makeshift park" anymore is incredible, even aside from trying to explain the zoning nuances. "You will be taking this away" like it was the neighbors' to begin with. Unbelievable.

Willetta

Well, I was hoping to have some information for you guys to post on this.

The scrapped Willetta development across the street from Burton Bar appears to have awoken from the dead with a new project number. Two fact findings have been submitted (1 for an alley abandonment and 1 without the abandonment) and also a site development plan was submitted.

I've been waiting on the city to send me a record's request, but I received a response that there were no documents available (new person, probably didn't know where to look).

IndyAZ, you seem to have some inside city contact. Are you able to find any information on this? Project number is 20-4821.

I was thinking about this lot the other day, nice to see some life again. Did they ever approve the zoning height increase they were seeking for? I don't recall.

What was the original proposal? I don't recall seeing it.

I seem to remember this project being a high-rise not a low rise.

There never was a proposal. However, they were seeking a height increase on the lot with no attached development. I remember there was push-back by NIMBYs but don't remember the outcome.

You guys are thinking the lot on Central next to the Spaghetti Factory. I'm talking about the lot with the former "cat house" that was demolished a couple years ago. There was a proposal for 5 level multi-family residential with the alley intact and 2 buildings on both sides of the alley. It never went anywhere and the lot was put up for sale. Not sure if the lot sold or if this is the original developer getting tired of sitting on it and deciding to build. But this will just be a low-rise development.

Edit: Quick search. This is the original proposal for the lot:

Also, records request did come in for the True 2 Home hotel coming to Park Central. Not much to it. your average 5 floor hotel. Here's some renderings and link to the doc's for anyone that wants to read up on it.

Ah gotcha.

Well since we are on the subject, anyone know what's going on with that empty lot next to Old Spaghetti Factory? LOL

I've been watching on it, but nothing since the height fight. Maybe the developer gave up?
