Kensington Market is surrounded on all four edges by higher order transit: streetcars. The neighbourhood simply isn't dense enough and has many parking lots, ramshackle buildings that aren't ideal rental units, yet is extremely popular with UofT students. How can we solve Toronto's housing affordability crisis?

Kensington Palace is one solution - a 70 storey condo/rental tower with over 700 units. With many millennials living 2 or 3 to a unit, that's another 1000-2000 humans with modern roofs over their heads. Kensington Palace is an 8000 sq ft floorplate point tower with ample outdoor space: the perfect space to air your SJW concerns ... or consume your local dispensaries' organic gluten free gmo-free greens of choice.


It has a generous podium devoted to over-priced trendy cafes and is conveniently across the street from a public space.


We'll be opening a sales office in a city near you.

I love CASA II & III's minimalistic "balcony tower box" aesthetic but maybe on Toronto's harbour a little bit more emotion would be nice? Turning a barge into a sail boat without the tacky turns is what I'm aiming for here:

So after consulting with the nimbies and city planners it looks like my first proposal is gonna have to be reworked: 3 towers of varying heights up to 75 storeys.

I have a general idea of what the podium is going to look like for this tower concept:

880 Bay Street was an Ontario Gov't office building that is being demolished. New gov't office tower or sell it to a developer? Two tall balcony towers could easily fit on the site with a 6-8 storey podium:
