Next to the Ben Franklin Beer Distributor outlet ...

Also, this once grassy lot at 1426-34 South St is going under the big dig...

The OCF Realty website still says "proposed" - looks more than proposed to me:

Chestnut -
We know Nordstrom Rack is open, and Forever 21 next door is under construction.

But this next door to Forever 21 is well under construction too -
Gran Caffe L'Aquila - at 1716 Chestnut.

I found this article from 2013, I guess plans were delayed. But it's definitely under construction now. Guys were fixing up the front door and facade, and the inside looks like its going to be very nice.

2322-32 Green Street

Plans appear to be for the demolition of the existing building, with condos to be built in its place. It's definitely good to see the entire property be utilized in this project, especially since this lot has been for sale for a little while. However, it would have been ideal for the project to be more oriented to Pennsylvania Ave than to Green St. This development will be an overall improvement though.

My fiance's office is right across from this, I told her she needs to keep me posted on what's going on. I couldn't find any L&I project listing.

Naked Philly said this was just the lot owner filling in and stabilizing the basement so that the parking lot wouldn't be so lumpy as it has been. Too bad.

Yeah I saw this too. Huge disappointment. This is such a gaping hole on 2nd Street. I would love to see this filled in.

I've seen a few tests being done on the surface parking lots on Front street between Walnut and Market. For at least the lot next to 101 Walnut, they bore into through the asphalt parking lot in two different spots. Don't know what that means. Anyone have guesses?

Yes, soil samples. But not sure if any plan developments have surface, since no postings of any sorts. But the price points for any newly constructed town homes or condos will be in the $750 to over 1 million range for sure.
