Rumour is Oxford snagged a decent sized tenant for their new Richmond Adelaide project.

Shouldn't say who it is yet but it might be big enough to green light the smaller version of the project, or if they can secure another major tenant, the larger version.

I'm not too confident on them grabbing a second tenant too easily though, the office market has really slowed down of late.

By smaller version, do you mean the third rendering (900,000 square feet) rather than the second rendering (slightly taller rendering which was 1,000,000 square feet) or do you mean the very first rendering which was significantly smaller at only 28 floors?

AFAIK they can build multiple schemes ranging from around 600,000sf to 1,000,000sf. I don't know as much about height as that is usually not really a concern.

If they manage to snag another large tenant they can push for the larger (and presumably higher) building but if they just keep this one and elect to proceed they will be building a building on the smaller side of the scale.

I doubt it will, the design isnt that expensive really.

I like the little frill at the bottom. I noticed Oxford has a similar flair of glass at the bottom of their UC building in Vancouver too. Seems like a theme they have going right now.

Word from Urban Toronto is that tenants are starting to move out of the existing building on the 100 Adelaide West site. It looks like this one may be imminent. Hopefully they'll go with the taller version.

Hmmm makes me think of the Credit Suisse upcoming tower in Vancouver a little bit, esp with the older building incorporated into it, and the angular roof. This, of course, is on a much larger scale. (the"Toronto" scale, if you will, compared to the more modest "Vancouver" scale)

This will do a lot to enliven that part of town. Jarvis & Dundas seems like a prime area for intensification with projects proposed or rumoured for every corner of the intersection.

Well they are closer to ever than signing the tenant I talked about earlier. I expect this to be the last office building of this cycle. Probably not another in the ground for a few years at least.

What about the two in the south core ?

Namely the one on the menkes site ? Is that still going up on spec ?

And then there is the one beside the ICE towers ?

Menkes will likely not go up on spec from what I have now heard but that is irreverent because apparently HOOP will be taking space in the building (which they are financing) allowing it to progress anyway.

If you ask me that's still building on spec, but whatever.
