Description

2525 8th Avenue is a mixed use building which will be located in the up in coming emerging third business district in Midtown Manhattan’s West Side.

The building will contain primarily office space, with some trading floors in the lower portion of the building. Conference areas will also be an accessible amenity for tenants hosting large to moderate scale conferences.

A concierge service will be provided to all tenants.

The two floor lobby area of the building will contain and atrium tenant lobby, high end to moderate retail space, a ‘corporate’ restaurant, and a fitness center (exclusively for building tenants).

Separate entrances will divide tenant use from public use of the building.

We’ll here’s the office building as promised, that I’m working on. Actually just started today because of the lousy weather, but I’ll work on it from time to time.

I’ll post updates as I work on the building, showing pretty much all the steps. I don’t have any of the fancy rendering programs on my laptop, but regardless what you see is pretty much what you get with or without them.

Anyways here’s the first update which basically shows the outline of the building and the scale of the lobby (30 ft).

I’ll detail the lobby interior as much as I can, but I’ll leave all the office floors vacant (maybe furnish and design one or two as an example).

I’m also thinking of making a concourse to connect to the other two buildings that I’m planning after this, with a Subway connection. Long ways away, but this is a project I can have some fun with and take in stride.

Yeah, it looks detailed. How tall do you plan on going? That's a huge foot print by the way. What are the dimension?

Thanks for the comments Aleks and MARK.

The tower portion is 121 x 319 ft.

I might go anywhere from 50 to 55 floors.

Here’s an update of some other work I did last week. You can see the makings of the core, the restaurant layout on the lobby level, and the retail corridor.

Thanks Mo. In many ways yes, both from the inside and out. If you want I can send you this building for the SSP City-R when it’s all finished. You just have to render it for me as I don’t have those programs.

Thanks vertical. The elevator cabs are 10 x 10 ft (I asked what a generic measurement was for an office elevator, and those are the dimensions that Duff Stuff provided). I looked around some more and found out that those are pretty much the standard dimensions.

It’s amazing how realistic core dimensions in all allow for much more rentable space per floor. Makes a big difference from the cores that I used to make which were way bigger than need be.

Great stuff Dac!

Also if you don't have a redering program, I recommend Kerkythea.

This thread (on SSC) was very helpful to me. With it's advice you'll have it going in not time at all! The setup and interface are both very easy.

Yep it's amazing how common ammenities and infrastructure sometimes take away up to 40% of the floor even in real life. Here in B.A. for example I can see floor lobbies occupying either a lot of space or, the sunny side of the building due to bizarre building codes. Some waste is just deliberate as in the case of the lack of use of terraces. In most cases a residential building will have its janitorial quarters where the penthouse should be.

Waiting to see a typical floorplan for this project...

Yes, but as I said I will only do so when I can; and it’s the time of year where other commitments for me begin to heat up again. When I get some down time, over breaks; I’ll play around with the project as I do really want to finish this one.

Oh yes, whenever I tried in the past to model a commercial office building I either put too little or too much infrastructure. Now granted I’m not a structural engineer what I came up with this time may not make sense or be practical either; however it seems to be better than what I’ve come up with in the past. Either way it’s just something to play around with, but I agree that the cores can be very complicated to get right.
