I've never seen Houston on the board like this before. Big towers too!

I like it!!

In terms of cities that I wish we could emulate, especially when it comes to big hulking towers, it's Houston.

As Houston deals with a softening office market, Hines just landed its first major tenant for a speculative tower under construction downtown.

Kirkland & Ellis LLP, an international law firm, signed a 62,000-square-foot lease for the top two and a half floors of 609 Main at Texas. The tower is expected to be complete in early 2017, and Kirkland will relocate its 75 Houston office employees from 600 Travis St.

FINALLY! That is good news.

With the building now being about 63% complete in its floor count it has been a long time coming .... but at least someone has made a commitment. That is the positive.

The negative is the tenant is leaving another downtown tower so the lease is due to cannibalization from another downtown building.

At the end of 3Q15, Transwestern reports in the first 9 months of 2015 downtown Houston has net negative absorption of -1,976,000 square feet with 6,255,676 square feet vacant and another 1,463,258 square feet under construction (of which 609 Main is a little over 1,050,000 of that).

It is a "softening" market for sure.
