First Look: Atlanta Dairies project

http://atlanta.curbed.com/archives/2...eet-market.php

Quote:
Paces Properties' plans to resurrect the decrepit Atlanta Dairies complex on Memorial Drive are real — and they have the potential to be spectacular. The 11-acre site at 777 Memorial Drive, technically in Reynoldstown but a proverbial stone's throw from Grant Park and Cabbagetown, has been a moldering eyesore since Parmalat abandoned it in 2004. Paces — the developers behind Krog Street Market — filed plans to rezone the property last fall and closed on it in December.

The retail components will be built in three existing buildings, including the main structure (the brick building with the curved front) and everything to the east. According to Paces officials, tenants are slated to include "live music, indoor and outdoor," a "bowling, skee-ball and pinball bar," a "24-hour diner" and "some sort of literary center" with a coffee shop feel.

The three buildings to the west of all that, which were damaged by a tornado in 2008, will all come down. Office space — which may include a recording studio — will rise instead, as well as 300 new-construction apartments. The lone available rendering suggests this facet of the project will look distinctly modern — a contrast to its historic neighbor.

· In the middle will be "the yard" — a large outdoor plaza with the potential to host live music, movie screenings, flea markets, a beer garden and private events, officials said.

This rendering appeared in Curbed of (hopefully) a re-do of the Ace Hardware store. Anything to improve Novare's sub strip-mall quality retail is greatly appreciated.

The city just finalized the contract for bike share with CycleHop. We should have 50 stations and 500 bikes by the end of calendar year 2015.

Speaking of bikes, PCM will have parking for 400 of them.

Some future PCM storefronts

Trammell Crow proposes 244-unit Buckhead Village project

http://www.bizjournals.com/atlanta/r...-244-unit.html

Quote:
Trammell Crow Residential would redevelop an aging shopping center into a 244-unit apartment project, the latest for the rapidly growing Buckhead Village.
Trammell Crow presented the project today to a Buckhead development review committee. The 276,000-square-foot redevelopment would take shape at Pharr Road, Grandview Avenue and Lookout Place. The site is currently an existing shopping center behind the Barcelona condominiums.

It looks like a bland suburban office park that could double as a municipal jail. The railing around the roof deck even looks like razor wire. WTF.

My first reaction was "why is someone posting a rendering for a building being proposed for Exit 12 off Georgia 400 in the Atlanta Forum"? Only thing missing is parking between the building and the street.

That looks pretty bland but I must say the corner units will have terrific balconies.

Whole Foods looks to open flagship store in Midtown

http://m.bizjournals.com/atlanta/blo...ana=twt&r=full

Quote:
Atlanta's largest Whole Foods Market could come to the site of a planned residential tower in Midtown Atlanta.

Austin, Texas-based Whole Foods Market Inc. (NASDAQ: WFM) is in talks with Miami's The Related Group for a roughly 60,000-square-foot store.

The store would anchor Related's planned project at 14th and West Peachtree streets. The development could include two towers built in phases. The first phase is set to include about 400 residential units, according to a previous interview.

If the deal comes together, Whole Foods would open the store no later than 2018. Some sources indicate that the new location would be an urban format with multiple levels.

It would be Whole Foods' second store in Midtown. The other is located in the Midtown Place shopping center on Ponce de Leon Avenue, across from Ponce City Marke

See Friday's print edition for more details.

In the Pipeline

Looks like another apartment project is in the works for Howell Mill Road just north of I-75 on 1888 Emery Street (not sure what neighborhood this is). So far the only application is for demolition of two four-story office buildings but the owner, Pollack Shores, suggests that apartments are planned here.

Recent rezoning applications reveal some other new proposals...

434 Trabert Avenue in Loring Heights - 18 townhomes are planned overlooking Atlantic Station.

300 17th Street in Atlantic Station - New development would consist of a seven story office building with 10,000 square feet of retail space. The site is currently a surface parking lot.

I wouldn't want to be a resident on the north side of the 805 Peachtree building. Their building side entrance cover almost touches 811 Peachtree.

Rents in that part of the building should theoretically go down, right?

I think they're condos. While they'll lose their view, if a grocer goes in 811, that'd be super convenient for them. If anything that location is becoming even more prime with the new apartments and retail opening up around it.

Yeah, they're condos -- Robert Spano has one of the north corner units. Hope it doesn't drive him to leave town!
