Utah Seeing Unprecedented Commercial Real Estate Trends for Second Quarter 2015



Salt Lake City—The commercial real estate market in Salt Lake City is continuing the year with strong numbers, particularly in rental rates and the high level of new space under construction, according to the latest office market statistics from Cushman & Wakefield | Commerce. “We are seeing exceptional levels of positive absorption and new construction in the Salt Lake City commercial real estate market,” said Jeff Rossi of the Salt Lake City Office. “In years past, we guided our clients to the best value. While value is still of great importance, we are now guiding our clients toward flexibility and availability due to the tightening of the market. There are more cranes dotting the skyline than we have seen in the suburban market, and with the strength of the local economy, there is no sign of slowing in 2015.”

Chris Kirk added that “the data highlights several elements trending positively: an increase in the volume of tenants that will be entering or expanding in the market, the increase of rental rates, a continued decline in the vacancy of existing buildings and the rising rate of construction in the valley.”

Rental Rates:

Strong tenant demand is driving vacancy down in the Salt Lake market as tenants are pushing to expand and control space as they continue to grow. As a result of this ongoing challenge to find significant blocks of available space, rental rates are on the rise. Trending above its historical average, the overall asking rental lease rate across the Salt Lake Valley increased by 3.9% with the strongest growth occurring in the Southeast submarket where rates increased by 5.9%.

Under Construction:

The quantity of class A office buildings under construction is pushing historic levels, and the numbers will continue to build over the next six to twelve months. This year, Cushman & Wakefield | Commerce expects just over one million square feet of new construction to be completed in Salt Lake with additional product added as the year continues, with more than a million square feet to be delivered in 2016 as well. Just as exciting is the growth in North Utah County, where the City of Lehi will see 400,000 sf of new construction delivered in 2015 and at least a million sf is anticipated to be under construction by year-end. These positive numbers are fueled by substantial growth with in-state companies as well as organizations that are relocating to Utah in search of access to Utah’s highly productive labor, young and family-oriented workforce.

Downtown:

The CBD is adding another class A tower, 111 Main, to the skyline, with delivery anticipated in Q1 2017. While zero preleasing was finalized when the building began construction in Q3 2014, it is anticipated that the building will be completely preleased by the end of the year. Several developers are clamoring to be the next under construction in the CBD, and we anticipate seeing another building going vertical within the next year.

The project would include retail and dining establishments, a public plaza, along with custom landscape architecture throughout the common areas. While the street would still be
accessed by motor vehicle traffic, the area would also be accessible to pedestrians and could be converted to pedestrian-only access for events such as concerts, Becker explained.

“Since I took office, a primary object is to make downtown a gathering place for the region — and have it be a true welcoming environment for people seeking all kinds of activities that you
can really only find in the downtown area,” he said. “We see this as part of what we are doing to make this the 'cultural core' of the region.”...

I snapped some pics today. My count agrees with yours Anthony. The skeleton (looking from Main Street) looks to be up to 18 floors. I estimate the top of the core where the rebar is to be around the 22nd floor. So the core has two more floors to go. Then above the top floor, we'll have the 27 foot crown. That means the current height of the core is about 330 feet, which is the proposed height of the Regent Street Hotel!

PROJECT DESCRIPTION
The Regent Street Hotel is a proposed 330 foot tower with 20 full stories topped by a roof deck and lounge. The top of the 20th floor will be 298 feet; the top of the
enclosed portion of the roof deck lounge will be 311.5 feet. The final 18.5 feet is reserved for potential mechanical needs. The program includes 3 stories of public, meeting and amenity space,
40,490 SF in total. Above the public space and amenities are 9 floors of hotel guestrooms, 105,660 SF total, with 190 guestrooms. Above the hotel are 8 levels of condos with 93,920 SF of built
space and 36 dwelling units. The roof deck has 4,000 SF in enclosed space, 6,290 SF in deck and open space, and 1,450 SF in mechanical space. The proposed project has 251,810 SF total
above grade. The project will lease 133 parking stalls from surrounding parking garages for the hotel component. Each dwelling unit will have 1 parking spot on site below grade.

Regarding the post about the 28 story building at the Arrow Press Square site. We have heard nothing about this from the city, etc. As some have suggested (as well to me) it looks like a copy of our AUC (sort of a merge of our old and new design) taking several obvious design elements from our building. If in fact a true project I would like to see changes to it so it stands as a unique project and not a clone/copy of AUC. Like most of you I love to see progressive investment and building happen in SLC. However I also agree that we must preserve our historical sites/structures. Beautiful history should be preserved and not replaced. With AUC we are building something beautiful and needed from a location that was just an old tire store, which I'm sure you all would agree is a major improvement to our growing downtown core at several levels. I think beautiful historical architecture should be preserved at all cost if at all possible.
