Also from City Park Road, there are a few amazing views out there looking through the canyon. Even from City Park (Emma Long) - I call it City Park because that's what it was way back when we would always go camping before they renamed it. We were out there last weekend and it was really nice.

Thanks. Good eye for catching that. All alone in the Hills.

Yea that's a fun area to go through like on Clawson, Lightsey and Bluebonnet. My hood is just south of Ben White off Banister.

I'm having to plant a lot of tall evergreens and let the bamboo spread along our north fence because they built some 2 story houses only feet from the fence line. Now I'm all for increased density, however there are a couple of issues I have about the way that the builder went about it. Its greed plain and simple at the cost of existing neighbors privacy. They won't be having a clear view of my back yard for long. Instead there will be a wall of evergreen bushes and bamboo 30 to 50 feet tall.

For example here is a pic I took when the electrician left the lights on. My yard goes to that fence. The house including an overhang second floor are about 8 feet from the peppery line.

We complained about the lights being left on citing light pollution and since then, they have been kind enough to keep the upstairs lights off.
Well why not get some blinds? These new Mcmansions seem to be too expensive to get window coverings. Hopefully the neighbors wife is hot and runs around scantily clad!

I'd prefer the guy instead lmao.

Nobody lives there yet but people are looking. Saw some walking around up there day before yesterday. They could clearly tell that I noticed them. I have also noticed this lack of window shades with these new houses. Big windows but they don't cover them at night. If they want any sort of southern sun, they will cover them up or they will have a wall of evergreen.

As soon as the weather cools a bit more, I'll go out and take some skyline pics.

That's a great pic, Urbannizer!

How many more floors does 5th & West have to go? 4 or 5? Maybe I'm just impatient, but I feel like it should look taller. Is the base elevation lower than the surrounding area?

I believe they are working on floor 35 now.

Unfortunately, 608 Guadalupe will probably just about block the view of the Austonian from that spot. I'm really hoping something tall happens at the 308 Guadalupe (courthouse) site. That one is going to tie things together quite a bit from several angles.

I love how the Capitol dome is poking up above the trees over there.

Nice, Keith! If you don't mind, I quoted two of your panos in the CVC Effect thread.

Those are really nice. So 360 will largely still be visible here, but the business end of it, so to speak, will mostly be hidden by Third + Shoal.

And I'm loving the energy between The Independent and Fifth & West Residences.

Man, that substation is begging for a tower. What a cool canyon that area could have along the creek.

It totally is. But it can’t. It’s under a CVC.

As far as being an eyesore, it can be "covered up" with a substantial open air tarp structure which in turn could be embellished with artwork and also lit up at night.
Posted that thought elsewhere in this forum.

So instead of being an infrastructure blight, it could greatly improve the view from the surrounding high rises, adding to the Austin "vibe"..... and not obscure the CVC.

Only some of it is in CVC and I believe even that part can be at least as tall as the library. I like the idea of a faux building enclosing the substation like some dense cities have done. The tarp just seems over the top to me(no pun intended). IMO I think it should be hidden and made to blend in if anything.

You’re right, it’s a skinnier CVC than I’d remembered.

I’d love to get that thing removed, or sunken underground, or covered with a big blanket — really anything to get it gone. I was operating under the premise that it was limited on height and thus not very attractive to private development. But if there’s room for height then the calculations def change.
