They do that with the majority of renders - just like they make a habit of not showing spandrel all over towers...

They go out of their way not to show any other towers because they don't want your attention to be diverted by any other tower. Having other buildings around takes away from the prestige of their own building.

Yes I know what you mean. But they are advertising this as a central location, "future lives here" etc why make it look like the most boring sleepy quiet residential area?! The interaction with the street looks really sterile

It has nothing to do about showing other towers or not lol. Even if they did it still would come off as some tower in the park point tower with some dinky podium. Btw you don't need towers to make it feel like an urban downtown area

Thats the tower at the south end of the plan with the supermarket on the 2nd level of the podium. So it's more like a Concord lands project.

Nice thanks for posting. Wasn't expecting this one to begin until 2019, so summer 2018 is nice to hear.

The tower at least meets the corner of 102 Ave and Whalley Blvd directly. That creates an urban feel. Hard to tell how the grocery podium will interface with the street, but looks like no CRU's along Whalley Blvd. That can be okay as long as glass is used to see into the store, rather than a blank wall. Still urban, can think of many downtown examples of grocery stores with similar street edges. The rest of the development will have more street front CRU's and restaurants along the new internal streets to make up for it.

Wide sidewalks and lots of tree plantings / landscaping may look 'Suburban' compared to older areas of downtown Vancouver, but is really just contemporary urban design. Similar to concord lands / coal harbour. 21st century downtowns will feel different than 20th century downtowns.

Also, if this gets underway in summer 2018, it will be the 9th tower expected to start in 2018.

Bigger than the current wave just as the current one wraps up.

If you want a great example of this exact situation, can someone bring up an image to that development near Patterson? I think it was called Addison in the Park? In the promo material the building looked like it was on the set of Bambi, with soft woodsy photos in a medow...

Forgot about that one. It could very well likely start in 2018 as well given it just got 3rd reading. I guess it comes down to finding tenants? Doesn't seem like they've had any problem selling out the last 2 towers.

Wynd could start as well based on info from another thread - someone saying his company is bidding on work for that project now.

So we could see 11 towers starting in 2018.

^^Wow haven't ever seen that vantage point before but the original photo is old. Prime is still a pit in the ground. You can add GEC, Georgetown, Surrrey Central 2, and SFU Expansion as futures to that list as well.

from what i remember that area is part of a master plan by the same people who did university tower. Those two tower in grey are the next two in their plans

The city doesn't own that land. But yes, it would be nice if the owner would do something with it. Probably sitting on it waiting for condo prices to rise even more so they can make more profit developing it later instead of now.

It would be nice if Safeway could go ahead and redevelop their site sometime soon too. There seems to be a lot of Safeway redevelopments elsewhere.

That location is prime for a 200+ meter tower with a 6 level podium. Things have sure picked up fast this year.
