Are we topped off prematurely?

I count 28 floors, but it looks like no further activity to add more floors after this one. They had received approval to add 3 floors to make it 31 usable (+ 2 mechanical/decorative floors).

So rather than 31 + 2 = 33 we might get 28 + 2 = 30?

Actually, I think they received approval for six extra floors (it got confusing with the floor counts going from 24 to 30, or 27 to 33, depending on how you counted them). So, they've built at least three more floors than the original plan. I wonder if they decided to nix the extra floors now that Salesforce is leasing 50 Fremont and Salesforce Tower? Hopefully this is just a temporary pause.

They are definitely topped off. So ~413'-414' this will be...only 41-42' short

Well that's disappointing - this isn't an owner-user tower, though I wonder if as a stipulation of the lease there couldn't be another office tenant, and then SF decided not to use as much space as possible. I wonder why KR couldn't sign the larger lease and then sublease, splitting profits with the developer/landlord (I have heard they received quite a deal, so any sublease in this market would likely be at terms at or above their own).

^I was thinking something similar. Why would they not build all the way up just because Saleforce doesn't necessarily need the space? There's no guarantee they will stay in the building forever, so why limit your potential future value? Very strange and disappointing.

Not 40' but a mere 350' short. This lot is zoned for 750' I believe (or maybe 700') either way, lots of missed opportunity here.

Yeah, it's kind of frustrating that one of the few sites zoned above 500' or so is so under-built. Especially with such a nice skin, it would be great if you could actually see it on the skyline, instead of it being completely surrounded by taller/similar sized towers.

It's totally buried. I agree, pretty much a shame how it worked out...still going to be a heck of a nice tower, though.

I think we discussed this earlier in the thread, but simply zonig a site to 750' doesn't make it economically or practically feasible to build to that height. Office buildings have lots of elevators and the market will only bear so much. Costs increase significantly as efficiency goes down. this building is as tall as it can be as a class A office tower in this site with reasonable efficiencies.

a residential building on this site would have been a different story...

The real reason this is only as tall as it is is because Salesforce wants to occupy it as as soon as money can buy.


They simply do not care about 350 Mission being short, they just want to be able to watch Salesforce Tower climb over the next three years, which is the real jewel in their belt.

Even if it does turn out to be shorter than we thought, it's still a bazillion times better than the squat, tired building that used to occupy the site.

An extra 3 floors would take like a two months to build. Unless I'm misunderstanding you, I don't see how this is the reason why they're topping off prematurely.
