"A new downtown Marriott Hotel will open by February 2016 at the corner of University and Cathcart. The $20 million transformation of a present-day office building will include 142 rooms."

Mentioned in Mike Cohen's column in The Suburban (December 17, 2014).

Anyone hear anything about this project?

Yep, it's going to be a Marriott Renaissance. In the building which used to have a Tim Hortons at ground level.

Le promoteur Daca transformera un immeuble de bureaux vacant du centre-ville en hôtel Marriott Renaissance, un projet de 20 millions de dollars qui constituera la première incursion de cette enseigne prestigieuse à Montréal.

L'immeuble de 11 étages est situé à l'angle des rues University et Cathcart, à deux pas de Place Ville Marie. Daca en a fait l'acquisition en 2008 et il a laissé tous les baux expirer depuis. Le dernier locataire, un restaurant Tim Hortons, doit quitter les lieux d'ici la fin du mois.

Marriott exploite 18 enseignes dans le monde - dont Ritz Carlton, Courtyard et Residence Inn -, mais c'est la marque Renaissance qui cadrait le plus avec le plan d'affaires de Daca, a expliqué hier son président, Bertrand Leboeuf. L'homme d'affaires a conclu son entente de franchisage avec le géant hôtelier au début du mois, a appris La Presse Affaires.

Hôtel boutique

«La chose qui nous a incités à aller vers cette bannière, c'est que maintenant, Marriott a donné une direction différente à ses Renaissance, un style différent qui se dirige plus vers un hôtel boutique, trendy», a dit M. Leboeuf pendant un entretien.

Les travaux préparatoires pour l'aménagement de l'hôtel de 142 chambres débutent ces jours-ci. Daca espère pouvoir ouvrir l'établissement vers le mois de février 2016. La Ville a demandé que le revêtement extérieur soit conservé.

«C'est sûr qu'on va nettoyer la pierre qui est là, une pierre de très haute qualité, a souligné Bertrand Leboeuf. On va ajouter beaucoup de finition: tout le mur du rez-de-chaussée sera refait en aluminium-miroir. On va changer l'allure du bâtiment, mais on garde la même pierre.»

À l'arrondissement de Ville-Marie, on indique que le projet de Daca a reçu un «avis favorable» du Comité consultatif d'urbanisme en août dernier. «La demande de permis de transformation est toujours à l'étude», a confirmé une porte-parole.

Secteur en changement

Daca - un promoteur très discret qui n'a même pas de site web - vient de terminer la tour résidentielle de luxe Altitude, juste en face du futur Renaissance. Le groupe y a aussi ouvert deux restaurants: Vertigo et Moxy's. Ces projets ont contribué à faire disparaître des terrains de stationnement vacants, en plus de changer le visage de cette intersection.

«On a créé une nouvelle dynamique dans ce secteur-là en restauration, a noté M. Leboeuf. Avec l'hôtel qui s'en vient, le coin University-Cathcart aura changé pas mal.»

Au total, Daca estime ce projet à 20 millions, soit 7,5 millions pour la rénovation, le reste pour l'acquisition du bâtiment. Le groupe vise une certification de 4 ou 5 étoiles pour son hôtel.

Un géant de l'hôtellerie
Le groupe Marriott, basé au Maryland, exploite 3900 hôtels sous 18 enseignes dans le monde entier. Ses revenus se sont élevés à 13 milliards US l'an dernier. Parmi ses enseignes, on retrouve:

Excavation for Drummond Condominiums Begins

Urban Boulevard to Replace Montreal Expressway

Build some real skyscrapers like Toronto!

Montreal is a great city. Why should Toronto have all the really tall skyscrapers? Those under 50 story kind you have don't befit your great city. Should have a couple of 60 & 70 story towers as well. Get building! Show those English!

height limit prevents that we'll probably see a 60 floor condo cause with that you can build up to the height limit (210 metres in some areas) but those super tall slick office buildings, probably not now. But anything can change right?

Help Identifying Montreal Construction Projects

Hi everyone,

I recently went on a trip to Montreal and have a bunch of photos to share. However I need some help identifying some of the construction projects, since I don't follow what's happening in Montreal very closely. If anyone could help identify the projects in the photo below, it would be very helpful.



I believe that "B" is the AC Hotel and "H" is the YUL Condos. I'm not sure about the others though.

Damn, this thread needs a huge update. All the small projects are complete/I lost track of them since there's so many going on downtown right now. So I'll focus on the bigger ones, U/C or proposed. Other MTL members feel free to add to the list, I'll for sure need help. I did skip a lot of the smaller projects/ infra such as the REM, Champlain and Turcot.

Projects we're waiting for more news on (feel free to add more that I missed)

-600 Peel (x3)-condos
-750 Peel (x2)-office towers (750+600 Peel are phase 3/4 of Quad Windsor mega project)
-Square Phillips project- Only info I heard was 1,000 + condos and it'll reach maximum height on this lot, which is around 195-199 metres.
-Remaining Square Children's hospital project (we only know of Est/West and 1111 Atwater atm
-Dorchester apartments (120m)- no idea on this yet, it's been years
-Apparently, Roccabella phase three is a thing now
- The two parking lots in front of Place Bonaventure are for sale, combined 1.46m sq ft
-1025 Lucien L'allier (128m) can be office or residential or both
- The vacant lot where SNC headquarters are

Proposed

1. Victoria Sur Le Parc (80%+ units sold, will start within the next few months) 200 metres/656 feet



2. National Bank/Banque National new HQ (1.1 million square feet) 200 metres/656 ft



3. Maestria (still waiting for approval and consultations, doesn't need a waiver for increased height either) 168 metres/ 551 feet x2



4. Solstice- 147.5 metres/ 484 feet



5. 1000 De La Montagne- 144 metres/472.5 feet



6. Quinzicent- 120 metres



Other major projects
-RoyalMount mega-mall/condos
- Quartier des Lumieres (multiple buildings 6-15 floors/4.5 million sq ft development)
