Bringing a slice of Miami to NYC. Arquitectonica is very big in Miami-Dade. Also they have their headquarters there. Very slick designs, with grooves, sharp edges at various declines and a splash of blue are most of their designs. They are a very top-notch firm. I like this concept for Riverside.

Yeah I agree. A mix of mid rises and high rises with an ocean feel to it would be cool. Also lining the East River on the Queens side.

Permits Filed For Riverside Center Building 3, 400 West 61st Street

The filing reveals an extensive list of amenities, including several lounges, game rooms, children’s play rooms, a gym, spinning and boxing rooms, and an amphitheater. While we’re not sure whether this building will have a “poor door” like 1 West End Avenue, the rental and condo towers do have separate entrances.

The developer is listed as Boston-based General Investment and Development, but the contact on the permit worked for Silverstein, which is developing much of Riverside Center, until last fall. The architect of record is Goldstein, Hill and West, who have worked on the design for every building in the complex.

The project’s first two high-rises at 1 and 21 West End Avenue kicked off construction in 2013, and are tentatively scheduled to wrap up in 2017.

Loving the bulk here



So far we in the last two weeks revealed:

1) 37 floors and 478 feet (tower 3)
2) 492 feet for tower 1.

Revealed: 400 West 61st Street, Building 1 Of Riverside Center

GID Development is developing, and this parcel will contain two towers of commercial and residential use, the shorter standing 24 stories tall, and the taller rising 39 floors, sharing a common podium.

DOB permits list the project’s total size at 858,772 square feet, which includes 18,467 square feet of retail space. The residential component will be divided between 595 apartments, with rentals in the shorter tower, and condos in the taller building.

Riverside Center’s masterplan was created by Christian de Portzamparc, and while the individual buildings getting built are differing significantly in terms of cladding, they are conforming to the jagged envelopes projected in the renderings that passed through ULURP.

KPF’s take on the plan appears fairly similar to what was originally envisioned, in stark contrast to the other buildings revealed or under construction so far, at 1 and 21 West End Avenue. The latest rendering appears to have more in common with high-profile projects immediately to the south, and the uppermost levels of the towers will be sliced away, yielding extensive outdoor spaces.

While no completion date has been announced, both fresh permits and the new rendering are hopeful signals work will soon get underway.

In April, Extell and Carlyle filed plans for a 36-story, 288-unit residential tower at 10 Lincoln Square, at the corner of West 59th Street and 12th Avenue.

That month, Boston-based GID Development Group acquired a portion of the Riverside Center project for $410.8 million. GID purchased 40 Riverside Boulevard, one of five buildings in the project.

GID in talks for $1B loan for Riverside Center towers



GID is negotiating with Wells Fargo and other banks to secure a loan of more than $1 billion for three towers at the Riverside Center development, Crain’s reported.

The Boston-based development firm led by James Linsley purchased the 92,878-square-foot site, located at 40 Riverside Boulevard, on the Hudson River west of Columbus Circle, for $410.8 million earlier this year, in a partnership with the Abu Dhabi Investment Authority.

The discussions are occurring amid a flurry of big-ticket development loan activity. Insurance giant AIG, along with Apollo Global Management, provided a loan of $725 million to JDS Development and Property Markets Group in late June for the Billionaires’ Row condo at 111 West 57th Street. Back in May, JPMorgan Chase partnered with BlackRock and SL Green Realty to loan $1 billion to HFZ Capital Group for the purchase of 519 West 18th Street.

Some major lenders again seem bullish on New York’s luxury condo development after a period of uncertainty. Not all fears have dissipated though, as these partnership structures indicate. Both these loans, along with many others, included a mezzanine finance component to shield senior lender’s exposure.

GID pays $265M for latest slice of Riverside Center site
