Downtown Brooklyn to Get Its Own Mega Food Hall, Maybe With a Katz's Outpost

The City Point development has just announced that it will open Dekalb Market Hall in 2016

Another day, another enormous food hall in the works, this time in Downtown Brooklyn. Today the developer of City Point, a huge housing and retail development in the works on Dekalb Avenue, announced that the building will be home to Dekalb Market Hall, a 26,000-square-foot food hall with room for anywhere between 35 and 55 food vendors.

If the name sounds familiar, that's because the entire building is being built on the site that once housed Dekalb Market, an outdoor dining and retail complex built from shipping containers. That market was pushed out by the incoming development, and never did manage to relocate. For the most part, it sounds like the vendors at the incoming Dekalb Market Hall will not be the same as those who once populated the open air market, although at least one – Cuzin's Duzin, a doughnut shop – has signed on to return. But there are plenty of big names already committed to the project, and more still considering it.

So far Fletcher's Brooklyn Barbecue has signed on, as has Elmhurst's famed Arepa Lady (who recently opened her first brick and mortar restaurant). Forcella will be serving pizza, and there will be a pierogi bar, a crepe counter, an outpost of Steve's Ice Cream, and more. Plus, perhaps most notably of all, Katz's Deli is considering opening an outpost there, clearly be a major move for the 127-year-old icon, which has yet to expand beyond East Houston Street.

The whole thing will be in the basement level of the building, and is being planned by Anna Castellani, the owner of Foragers Market, the upscale grocery store in Dumbo and Chelsea. It's slated to open in 2016, so stay tuned for developments.

And remember that upstairs, City Point will also be home to an outpost of Alamo Drafthouse, the beloved Austin-based movie theater/restaurant chain that has long promised an expansion to NYC.

Its just big in its scale. Got to fit all these units somehow. Bulky and big can work side by side. With so many units, starts to add up.

City Point Project in Brooklyn Gets Unlikely Partner in Extell

Extell has so far avoided Brooklyn, and the company’s sky-high, stratospherically priced condos seem to embody a different lifestyle than the Kings County kind.

Last Friday, Extell bought the last development site at City Point, which is made up of apartment buildings atop a mall and offices on densely settled blocks near Fulton Street. And though the tower that Extell plans to build there will probably contain rental units and not condos, Extell’s president, Gary Barnett said, it could still soar to 60 stories, making it the tallest structure in the borough.

Affordable Housing Building Invites People Making $99,825 Per Year to Apply

The lottery for spots at downtown Brooklyn apartment tower City Point 1 opened last week. The majority of those available, 150 of the building's 200 affordable units, will be set aside for people making up to 165 percent of the area median income, or $142,395 for a family of four.

The AMI, which is determined based on the entire New York City region, was $86,300 for a family of four this year, according to the city's Housing Development Corporation.

Brooklyn's median income in 2013 was $46,085, according to the Census Bureau.

The 250-unit building will offer 76 studio apartments under its affordable housing offering, with two $500 per month studios for individuals who make no more than $24,000 a year. There are also more than a dozen studios that cost $651 a month for those who make no more than $30,000 a year. The remaining affordable studios cost $1,621 a month and will be open to those making up to $99,825, according to the HDC ad.

Edit: Also, I'll just point it out, we can also see the Brooklyn Park Condos u/c. (Lower left)

The large manufacturing building (lower right), will most likely be converted to residential units. Could possibly go mix of office and residential, but condos look like the likely option.

“We couldn’t see a better match for the fresh food in the market hall as Trader Joe’s has the ability to cut across so many demographics and we will attract people from all the various neighborhoods,” said Paul Travis of Washington Square Partners.

Rents on the concourse level range from $40 to $75 a square foot and “everything in between,” added Chris Conlon of Acadia Realty Trust. Along with some smaller vendor spots, the concourse has two availabilities of 2,600 square feet and 6,000 square feet, “one of which we firmly believe should be a restaurant,” Conlon added.
