Yeah, Flushing Chinatown in NY is overrun with chain hotels these days but it kinda serves as an airport hotel cluster for LGA since East Elmhurst is all lowrise. Great to see some hotel growth in Chicago's Chinatown!

Found some new renderings for the IMD Gateway (Ogden/Damen). Don't think these have been posted here before.

Apartment building (currently U/C along Ogden, foundations are in):

Hampton Inn (sucky suburban design but at least it's at the back of the site):

Hard groan. Especially the surface parking (the design sucks too but not out of place in a hospital district). Ogden is Route 66, can't they grab some cheesy sign from some forlorn downstate motel and put it here? I would hate that less.

I believe the site plan eventually moves the parking into a structured garage in a later phase. There might be a few standing spaces that remain out front, though.

I take this back, it does look like the Hampton Inn will have permanent surface parking in front and back. Ugh.

I did check the PD and learned some cool stuff though (there is one MASSIVE PD that controls the entire IMD as well as the entire Tri-Taylor neighborhood).

-Marquette's redevelopment of the Medical Center Apartments has been going on for some time - they are currently recladding the building. But it looks like they are trying to develop the vacant parts of this parcel so it is less of a "tower in a park". They requested permission to move FAR around in the IMD to build an 11-story building and a 21-story building in the greenspace areas on the block - NE corner of Harrison and Damen. The city approved this administratively, but they denied a request to reduce the parking requirements (Marquette wanted a 100% reduction, but DPD can only grant reductions up to 50% so Marquette would need to go to the alderman for a formal zoning change).

-Chicago Lighthouse at Roosevelt/Damen is looking to build a 9-story residential building where their parking is. This would be an assisted residential facility for blind persons. But it would be a huge improvement over the current suburban-style building (visible at left).

Yeah, the hotel is suburban garbage for sure.

But what is up with this apartment building design? Holy hell this is awful.

Long overdue great news here.

I have to confess that I didn't realize this required an ordinance amendment.....all this time I was thinking this was just a Burnett policy that he was enforcing as de facto legislation thru aldermanic prerogative. Stand corrected....

And unlike the other one, it is for sighted people who might care what it looks like...

New zoning app news:

1) Convert the convent building part of St. Hedwig Parish in Bucktown at Hamilton & Webster to be a 24 unit residential building. Providing 16 parking spaces

https://chicago.legistar.com/Legisla...vanced&Search=

A little more recently:
https://www.google.com/maps/place/22...!4d-87.6811932

--
2) What will replace St. Stephenson Church at 1319 S Ashland next to Addams/Medill Park? It will be a 5 story, 76'7" tall office/retail building. Architect is BauerLatoza Studio.

3) South side of Irving Park Road between Kenneth and Kilbourn (4435-71 W Irving Park Rd). Buildings there to be replaced by a brand new 4 story, 58'6" building for Northwestern Medical with 348 parking spaces both below grade and above grade. The above grade portion doesn't look very big but would be next to Kilbourn. I think neighbors successfully got this from 5 to 4 stories. However, it's still nearly 60 feet tall. It would include medical offices, immediate care clinic, and ground floor retail

I think some of this was torn down already:
https://www.google.com/maps/place/44...!4d-87.7395803

Should look something like this:

4) 4173-79 W Belmont Ave - Build a new 38'8" building with 17 units and 17 parking spaces. Replaces some old unimproved buildings. This is across the street from Noah Properties' proposed The Avondale 52 townhomes and 15 condos (https://www.noahchicago.com/theavondale). What's the status of that anyway?

The properties in question:

Excellent news. Those buildings are dilapidated and basically useless at this point. Glad to see Belmont Gardens/West Avondale/My Neighborhood getting some development love!

Also, it's good to see some Northwestern clinics/offices heading northwest. It will make things much easier for patients well away from the Loop.

Yeah, because there were no doctors offices out there prior to Northwestern coming in to "save the day!"

How much do you want to bet that they thought 4 stories = 40 feet instead of nearly 60?

As someone who lives in the neighborhood, which outpatient alternatives are you referring to?

Northwestern has said:
Quote:
Data showed patients in the area were heading to Northwestern’s Streeterville campus for medical procedures that could instead be performed at the proposed building on Irving Park Road in the future.
