Can see some nice mid/low rise's u/c in the tour. Along with a nice drive around Kings County. Lots of u/c and site prep everywhere. Borough is saturated with construction.

The developer bought the property in May for $4.35 million and filed for a permit earlier this month to demolish the three-story house on the site. Arbie hopes to finish the new condo building in 2018, Simeon said.

It's the largest project to date for the young development company, which has been in business less than a year, working primarily on gut renovations and townhouses in Bed-Stuy and Crown Heights.

The project sits upon a 3,000-square-foot, mid-block lot on the north side of the boulevard. Though the permits, whether the latest one or any other dating back several years, place the structure at seven stories, the building clearly rises to eight. Michael Hu (or Yuling Hu, as per building permits) of Hung Far Realty LLC is listed as the project owner. The realty firm currently operates a hotel at 36-38 Main Street in Flushing, which sits a few miles east. Hu is one of many Flushing developers that have been investing in construction all along Queens Boulevard in recent years. Rego Park-based MSL Construction LLC is in charge of the construction process.

The Marcal Group, developers from Brooklyn, have announced plans that will transform the west end’s main commercial corridor. The plan, called Seaport Landing, will be a complex of four buildings, each 9 stories high, from Beach 115th to Beach 117th offering 240,000 square feet of residential development with 23,000 feet of prime retail space.

The main building on the west side of Beach 116th Street – the site of the old Beach Club catering hall and its adjacent parking lot -- will be a 9-story building (one story higher than the oceanfront Ocean Grande) and consist of condominium units and ground floor retail space. The plans are for the units to be market rate. A “sister” building – somewhat smaller -- will be on the east side of the street on what is now a vacant lot.

Mark Caller, 44, the principal partner, said he had been looking at the Peninsula Hospital site more than a year ago to do affordable housing but said “We are not affordable housing developers” and plans there fell through. It was around then that he started taking a closer look at Rockaway. “I’m from Brooklyn but I bought myself a bike, rode over the Marine Parkway Bridge. I went to 116th Street and said, ‘I want to do something here.’”

He called the owner of the Beach Club property and a deal was struck for $5 million in December, 2015. Soon thereafter he bought a vacant lot across the street and has since purchased the building where Rock-a-Pup pet shop and Cuisine By Claudette do business. Caller said he would like the two stores to stay in business saying, “I like good tenants.” He bought that property primarily to secure air rights and secure future development plans.

Of the Seaside Landing project Caller says, “I believe this will completely change 116th Street.”

A former gas station north of Queensboro Plaza is set to become condos, and YIMBY has the first rendering of what’s coming to the site at 23-01 41st Avenue in Long Island City.

Workers recently started pouring the foundation for the six-story building, which will rise at the corner of 23rd Street. When it’s finished, the development will hold 25,302 square feet of residential space and 6,233 square feet of commercial space. That commercial space will be photo studios, according to the plans, and 37 condos will be stacked on top. The typical unit will measure just 680 square feet, which means the project will be mostly studios and one-bedrooms.

The second and third floors will each hold nine units, followed by seven units apiece on the fourth and fifth floors and five units on the sixth. There will also be a 19-car garage in the cellar, which satisfies city parking requirements. A recreation area on the second floor will round out the project.

With 31,653 square feet of residential space, the light-colored brick building will house 17 units, averaging about 1,861 square feet, according to YIMBY. The building will also host a slew of amenities, including community space, a fitness center, private terraces, public terraces, and storage for condo residents. Also, lots of parking: the first-floor garage will have 16 parking spots, which, YIMBY points out, is seven more than what’s required by zoning code.

Last November, Avery Hall bought the property, plus two four-story apartment buildings on Union Street and a three-story townhouse nearby on President, for a combined $11 million. While it seems unlikely those buildings will survive the project, official demolition plans have not yet been filed.

The Broadway development is really spot on. The attention to detail, too, is fantastic. They even managed to clad the underside of the roof overhang with the bronze detailing. Really a lovely building, that.
