Speaking of JSQ, Journal Squared Phase III is getting a little taller.

It's now proposed to be 61 floors instead of 60 and 643 ft instead of 635. It's still below the maximum density of the site, which is puzzling since Journal Squared was one of the best leasing apartment buildings in the state.

What's needed is a north-south PATH line running from Journal Sq up JFK and/or Bergenline to Fort Lee and over the the GWB. That anemic HBLR is never going to be the transport solution for moving the densist population west of the Hudson. Imagine the housing investment and retail you'd see then.

Yup! I really wish federal transit dollars was allocated based on where the great need is or where the investment would generate the most ridership. That PATH extension would be costly but would serve hundreds of thousands of people everyday.

I'm a little concerned they're coming up with transportation alternatives like expanding the Citybike program and others that don't seem to emphasize expanding the light rail and PATH more, maybe adding trolleys for the Journal Square area. More bikes are nice but NOT going to cut it.

I'm pretty sure it's just a cost thing. Expending Citibike may cost $10,000, but adding a new light rail or PATH station will cost $100,000,000 to $1,000,000,000. Plus Jersey City doesn't really have authority over the PATH or light rail. So they're doing what they can within the scope of their control.

If enough rich people move into the neighborhood, that might force the Governor's hands into investing a couple hundred million in Jersey City. No way we would be seeing these PATH upgrades or light rail extensions now had it not been for the recent boom in development during the last decade.

Would like more options that truly address those transit desert spots in the city as well, but like you said if there are enough people of means in an area the state will get cracking. Just seemed the effort was more band aid than anything else. And NOTHING wrong with most of their suggestions, like expanding Citybike. Just seems incomplete, but get that the cost restraints and lack of control mean the city must consider all options.

Big new development coming just south of the Hoboken border at 150 River Drive by LeFrak

Tower A: 48 floors 480ft, 571 units, 6,800 sqft of first floor retail
Tower B: 38 floors 391ft, 363 units
Tower C: 14 floors 161ft, inclusive of a 4 floor parking deck, 180 units, 12,500 sqft retail space and gym

FAR 8.9, 1.56 million sqft

This is one of the few areas in the city where there is no height limit and unlimited density (through the allowance of unlimited density bonuses in exchange for cultural facilities in the "Cultural Arts District" behind the Lowes Theater. The property is up for sale, but one day it may be home to a megadevelopment, if Journal Square remains hot.

A 100,000 sqft art studio for example would allow for 2,000,000 sqft density bonus on top of the 850,000 already allowed. A 150,000 sqft theater would allow for 3,000,000 sqft bonus etc. It's so generous that it's practically a backdoor to make it unlimited.

Similar to how these guys are able to propose 55 storey towers with thousands of units when the height limit is only for 12 floors. Gotta love the transit ROW density bonus provision for the site!

Awesome. JC has so much incredible potential and that doesn't mean clear cutting the existing housing stock. When highrise density is encouraged you can actually preserve the existing housing and no doubt with investment and rising property values will bring renovations to much needed structures.

Hi C.

Just a few changes

Journal Squared II, 351 Marin, and 700 Washington are all complete. I believe 88 Regent is as well. 289 Jordan may be too but I haven't checked on it in a bit.

144 First St is under construction (almost topped out)

Provost Square III is technically under construction but I haven't seen movement recently.

262 Johnston Ave is in active piling, as is One Grove

The Bates Street redevelopment, in its larger iteration, is dead. However, the smaller projects in its footprint appear to be moving into demolition stage.

^Changes made. It wouldn't be possible for me to update this without you and others help. Thanks!

I also made a couple updates to the stalled category. No real definition, but I'm thinking if there is an article saying financing problems or it has been 18 months or so since the last news and no other discernable progress, we can move it into the stalled category.

I'm hoping that all of the stalled will eventually move to construction and then completed!

High-rise with rooftop pool proposed for Jersey City’s Route 440 corridor

The city planning board is expected to vote Tuesday on a 218-unit mixed-use building between Route 440 and Bennett Street, across the highway from the Hudson Mall. The project will include 105 parking spaces, with all but 18 inside the building.

The project, being developed by Myneni Properties LLC, is also expected to include more than 2,000 square feet in retail space, a rooftop pool and a green rooftop. More than half the units will be one-bedroom apartments, 66 units will be two-bedroom units and 35 units will be three-bedroom. Each floor will include bicycle parking as well, according to the building plans.
