Downtown - 111 South Main

111 Main Office Tower is Salt Lake City's next exclusive office development by 111 Main Partners. The building has been designed by the internationally renowned architectural firm Skidmore, Owings & Merrill. The tower is a 23-story office building offering an exceptional downtown location adjacent to City Creek, America's newest and best shopping center, and the new Utah Performing Arts Center, a 2,500 seat Broadway style theater. The Tower features 462,350 gsf office area, typical floor size of 20,000 rsf, column-free design, floor-to-ceiling glass, with 9 foot ceilings. When completed, it is anticipated that the building will be awarded a LEED Gold Certification. The 111 Main Office Tower will be the next elegant icon on the city's skyline and the premier business address in Utah.

The principal partner in 111 Main Partners is City Creek Reserve, a development company owned by the LDS Church. Hamilton Partners was the original principal partner on the project and recently sold their interest to City Creek Reserve. Hamilton Partners developed 222 S. Main.

New Performing Arts Center - Broadway Style Theater

The New Performing Arts Center will be a 2,500 seat theater in the heart of downtown Salt Lake City. The PAC will provide needed facilities for first run Broadway tours, as well concerts and many other events. The PAC will include roof top green space, exterior balconies, rehearsal space and a "winter garden" type lobby. The PAC will also engage, and enliven Regent St. including Regent St theater access and Regent St retail space. The addition of the PAC will free up much needed space at other downtown theater venues such as Capital Theater and Rose Wagner theater, these theaters are home to many local performing arts organizations, including Ballet West, and The Utah Opera at The Capital Theater.

The New Performing Arts Center is being developed by Salt Lake City, and will be managed by Salt Lake County and scheduled to open in 2016.

111 MAIN and the New Performing Arts Center are two separate development projects that are working in conjunction with one another in order to stream line the overall construction timeline.

The office tower is being pre-leased by Cushman & Wakefield | Commerce. The firm expects businesses from around the country and internationally to
take an interest in 111 Main. The towers primary business address will be directly adjacent to the Utah Performing Arts. (Skidmore Owings & Merrill)

The inside is completely cleaned out.

Although it'll be a little sad to see these buildings go, we will gain so much
more street interaction and vibrancy with the PAC and tower.

I hope when the UPAC opens they have those lights that shine into the sky and move around. How cool would that be!!!! Now if both the Capital theater and the UPAC had shows on the same night and both had those lights...I would be like Hollywood!

It's amazing how much and how fast the demo is going from when they threw up the boarded sidewalks.. I walk by this everyday.. I've watched the boys work as well.. They're using firehoses to keep the dust down. I'll add some I-phone pics during this development. I wonder how big the hole will be and what they have to do for utilities with the new digs. That seems to take the longest along with letting concrete dry..

The earlier design of the base was just so fresh, open and airy. Maybe it's because there's far less warm elements and interesting paintings, woodwork, etc. to draw your interest in the newer design. It even lost the staircase and mezzanine level.

But, I do prefer the look of the UPAC in the newer rendering (top). It has much more visual interest and looks to have an opportunity for a balcony level for galas and other events.

It appears as if that mezzanine level is gone.

Also I remember the deseret news story about PRI taking over the project metioned retail space "The ground floor of the project will feature retail space, while the upper floors will offer 440,000 rentable square feet of office area" http://www.deseretnews.com/article/8...developer.html

Thanks gusam26!

Now THAT'S what I'm talking about! Lots of visual interest, engagement, excitement. Let's hope "death by committee" doesn't kill that look.

Since these really are two projects, I'm guessing that when 111 was originally designed, they only new the space that UPAC was going to take up and didn't have access to the final design and simply created the all glass look just for massing.

I also like how that rendering makes it look like the UPAC was built as an extension of 111 and not like 111 was built around UPAC (with its cantilevering over UPAC). Does that make sense? (Reminds me of my adult sister who still can't let the food on her plate touch.) Then again, this perspective might not show what really is happening at the top left corner of UPAC.

The original one built in 2006 was designed by a renowned architecture firm, TVSA in Atlanta. But, to save cost, the politicians, went with local architects and a cheaper budget. You can definitely tell the difference. I hate the orane concrete and the terrible sidewalk street engagement on South Temple. It doesn't go with the rest of the convention center, and the execution of the design was terribly lacking. I think I know the designer, Burke Cartwright of EDA. His designs can be quite cool sometimes. but can also be a disjointed mess.

I wonder if there's some kind of economic reason for the change, or if it's purely aesthetic? If it is just aesthetic, I wonder if we can petition somehow to get it back? It sure looked more interesting the other way. Not a huge change, but definitely more interesting with the accordion-ing.
