This is proposed for the site of Wanda's, corner de la Montagne and de Maisonneuve O.

It seems as though Wanda's owner is behind this project.

Intro
Le Client désire développer et revitaliser un site situé dans une zone de grande densité urbaine, occupé par un restaurant et un club de nuit. Situé à l’intérieur d’un périmètre de protection de plusieurs bâtiments à valeur patrimoniale, le plan de développement immobilier prend la forme d’une nouvelle construction permettant d’abriter 40 unités de condominiums luxueux ainsi que des espaces commerciaux.

Défi
Concevoir un édifice de prestige, doté d’un caractère distinctif et d’une construction de grande qualité, sur un site de petite dimension ayant peu d’espace pour les manœuvres durant la construction. Sis à l’intérieur du périmètre de protection patrimoniale de plusieurs édifices du centre-ville de Montréal, il faut considérer les règles d’insertion et d’intégration architecturales, en plus de faire l’objet d’une demande de dérogation aux règlements municipaux permettant d'accroître la densité de construction prévue actuellement pour ce terrain. Les niveaux inférieurs de la structure sont à usage commercial et public, alors que les niveaux supérieurs de la structure abritent des unités de copropriété luxueuses.

Solutions
La construction du bâtiment de 17 étages permet de densifier le terrain d’une superficie d’approximativement 4 230 pieds carrés. L'intervention de densification est nécessaire car elle permet de rétablir la trame urbaine dans ce secteur ayant subi de nombreuses transformations au cours des dernières années. Les niveaux inférieurs servent à abriter un restaurant haut de gamme, un centre commercial, un spa ainsi qu'une piscine. Un garage robotisé est intégré au projet afin de solutionner les besoins en stationnements, sur un site exiguë.

Résultats
Un édifice permettant de profiter pleinement de la vie trépidante de la ville, tout en bénéficiant d’une vue éblouissante sur le centre-ville, la montagne et le fleuve. Le tout, dans un confort haut de gamme.

Good news. With slight aesthetic modifications, such as getting rid of those balconies, this is a great project.

Now I wonder if Wanda's is done or will relocate, and if so, where?

Even without the balconies, this doesn't look great to me. It's very bland and low quality. It's almost funny to read the word "prestige" attached to it in the document. I hope the city rejects the design and send it back to the promoter and architects.

And I agree completely regarding the building's design. Stick with loggias, and keep them away from the street corner.

Interesting to note that there are 3 separate projects on this block:
  • 1430 de la Montagne: Ogilvy expansion to the Hotel de la Montagne site (and relocation of Holt Renfrew).
  • 1440 de la Montagne condo/hotel project by Devimco (parking lot)
  • 1458 de la Montagne condo project (Wanda's/M Café)

And the Mount Stephen Hotel very near also.
