^^ worth noting is the new U of W residence is going on the surface parking lot that was created when the United Army Surplus which used to occupy the site was demolished. The parking lot was closed down within the last week, Feb 1 perhaps, and it looked like fence posts had been installed on the site.

A rare example of a downtown surface parking lot actually getting developed, although as you point out it wasn't a surface lot for very long, just a few years. It's the ones that have been surface lots for a decade or more than seem impervious to development... like the triangle between Smith/Ellice/Notre Dame that has been a surface lot for about 60 years now!

Its actually a preemo spot. Right by the Hudson Bay building and the WAG. Will be some great views, although perhaps slightly noisy

this is going to be a great, high visibility location for a tower crane once they get to that point hope any momentum from this project rubs off on the Sherbrook proposal nearby. a strong front of residential projects edging into downtown is only a good thing.

I would guess that it's similar to U College residence at U of M. No individual room has balconies, they are in common areas. Just a guess.

balconies suck cold into the building like a heat sink would imagin has somthing to do with the new building code

I'm really curious about this lot. It's been a major eyesore for as long as I can remember.
It's such a prime location for development. Curious about the ownership as well and what kind of agreement they have with the COW?

It simply too good a carefree investment the way it is! At $85ft2 you can determine value.

$195ft2 paid for the Sky City land for their development, not parking lot!

Keep that number in mind when the "fair market value number" shows up for the Carlton site...


Remember $195ft2 for development.

$85ft2 as a parking lot...

It's not a university dorm/residence building. The university's Renewal Corporation is the developer. It's an apartment building with some affordable units, and some more upscale apts.

Maybe the balconies are reserved for the upmarket units?

Simply put, more profitable as a surface lot although I was more curious about the ownership and thier hold on the land. It is more profitable as a parking lot as is most of Downtown Winnipeg.
