The new bank going up across the street seems to have the footprint set in place. I'm pissed at where it will be located. It seems to be set back far enough for a parking lot to be set in the front facing Broadway. I can't stand the fact that it wasn't built right along the street with parking in the rear. It's the same old story of piss poor design that lacks common sense, typical of SA. If you're familiar with the intersection, during peak traffic times, The left turn from Hildebrand to Broadway is frequently jammed up. People turning from Hild. to Broadway headed north move very slow because of the...well... I don't know why they move slow. Now it will be worse with cars turning not only onto Broadway but left then straight into a parking lot. What's going to happen during peak drive thru hours at the bank. Don't get me started. In my opinion, they could have put parking in the rear so that cars traveling to the bank would have to continue straight onto Hildebrand where there is considerably less traffic and turn left into a parking lot. Many "nearby" pedestrian customers could have entered from a streetside entrance thus cutting down auto traffic. Plus streetside business is the way to go.

Oh well, its not like that area is ever gonna be dense with high-rises. The fact that the Broadway is being built at all should be viewed as a major victory. Together with a denser Ft. Sam, a denser lower Broadway, and whatever the west side of 281/Hildebrand ends up becoming, SA should have a pretty respectable midtown/uptown in a few years.

I agree, the Pearl/Lower Broadway area is going to become probably the hottest area of San Antonio which will then help spawn great growth in River North, Tobin Hill, etc.

I have to agree with him. Traffic is already bad in that area, Hild./Broadway, imagine what it will be like in 10 years. By then though, there will be some other means of transportation though, rail or street car, hopefully rail. We'll just have to wait and see, but in the next two to three years, we can expect traffic to get gnarly in that area.

I've never thought Broadway itself was that bad. South of Alamo Hts its actually pretty wide open all the way into downtown. Hildebrand is bad because its a narrow 4 lanes with no center lane, and connects major arterials on both sides of 281.

traffic will be worse?

so far, the only project to have broken ground is the broadway, right? and that is 92 residences, which isn't exactly a whole lot, especially when one considers that many of them will be second homes, retirees, and folks who are moving there from within 78209 who would produce no additional traffic to what already exists.

i agree with oldmanshirt - traffic on broadway is not too bad. hildebrand is the problem street and even then it is bearable. i think jaga is right that there will be alternatives within 10 years and that the city will update infrastructure as the area booms.

as my grandfather (a father of 10) always told me - every child brings his own bread.

this gift (of dense development) will come with its own solutions.

Well, if River North and the Pearl area develop the way they should, that density won't create too much of a traffic problem as living in that area won't require a car.

With it being dense and walkable plus the street car connecting River North with Pearl, the usage of cars will decrease. Residents will own cars but they'll use them less frequently.

But back to my post that brought out that question. I was simply stating that Pearl/Lower Broadway will be a driving force to River North development when before it was thought that River North would be a Pearl/Lower Broadway driving force.

Traffic at Hildebrand and Broadway is horrible. Maybe not that horrible by suburban standards, but it can be pretty bad.
