Greenville News story that came out today:


Bank of America Plaza sold, upgrades coming; another tower considered

Greenville developer Bob Hughes said he and investors have bought the Bank of America Plaza at 101 North Main Street with plans to upgrade the 15-story office tower.

The property includes a parking lot at the corner of Washington and Richardson streets where Hughes said he’s thinking about building another high-rise, though no decision has been made.

Both sites are right beside the twin-tower One development that Hughes is currently building in the middle of Main Street.

Hughes said he plans to integrate a refurbished Bank of America Plaza and the possible additional high-rise with One and a public plaza the city of Greenville is constructing beside One and Bank of America Plaza.

Hughes said he’s talking to potential tenants that were interested in One before the space in that development was taken.

“Greenville’s in a good place,” he said. “There are a lot of really good people interested in Greenville, and there are a lot of people in Greenville who are interested in improving their location.”

More good news! Let's hope he goes ahead with the new tower and makes it a new tallest! Greenville is way over-due for a new tallest building. And heck, it wouldn't take much to go ahead and make it the tallest in the state while they're at it.

That's a pretty good looking building. Would like to see how it fits in with the rest of the skyline.

Men’s suit specialist Brooks Brothers is joining women’s fashion purveyor Anthropologie at the One development in downtown Greenville, and the developer says more stores are coming.

The arrival of another so-called “destination” retailer along Main Street to go with Mast General Store and Anthropologie is putting downtown on track to become one of Greenville’s retail hubs for the first time since the 1970s, Mayor Knox White said.

“I think 2013 will be the year that we crossed an important threshold,” White said, adding that it may be time for the city to recruit a department store for downtown.

A spokeswoman for New York-based Brooks Brothers, Lauren Chin, confirmed plans for a store at One but said on Wednesday she couldn’t immediately provide details. The store is scheduled to open this fall, according to a help wanted ad for a store manager posted on the Brooks Brothers Web site.

Bob Hughes, the One developer, said the store is planned for a retail slot at the corner of Main and Washington streets. A site plan on the One Web site shows 5,776 square feet of space at that spot.

Tupelo Honey Cafe, a Southern cuisine restaurant, and CertusBank have also announced plans to lease street-level retail space at One.

No tenants have been announced for more than 16,000 square feet of other retail space at One, but Hughes said Wednesday almost all of it has been claimed.

“I can put a name and a face on all but a couple of thousand square feet, based on where we are in the negotiations,” he said.


The biggest office tenant at One will be CertusBank, which is putting its headquarters in the development in addition to a branch, and leasing 126,000 square feet.

Other announced office tenants are Clemson University’s MBA school and two law firms, Haynsworth Sinkler Boyd and Smith Moore Leatherwood.

Hughes is also trying to line up retailers for the building he owns at Two North Main directly across Main Street from One.

He is also planning an upgrade and new tenants for an office tower he just bought, the Bank of America Plaza next to One.

In addition, Hughes said he’s hoping to decide in a month or two whether to construct another building with retail space at the corner of Washington and Richardson streets next to One and Bank of America Plaza.

“I’ve made the decision,” Hughes said. “I’ve got to get somebody else to agree with it.”

Phase 3 of ONE coming this Summer:


Downtown set to get another major development

Developers and city officials say they hope to share news soon of a major new development at the corner of Washington and Richardson streets that would include a new city parking garage with shops, residences and offices along the sides and other unspecified development on top.

They talked in general terms to GreenvilleOnline.com about the proposed new development without disclosing all the details.

The evolving plans are the latest sign of robust development activity in downtown Greenville.

The public/private project, if it materializes, would rise beside two sites where major development and redevelopment are already occurring.

Those are the twin-tower One development under construction in the middle of Main Street and the Bank of America Plaza office tower, where a multi-million-dollar renovation is scheduled to begin soon.

Those two developments – as well as the third one planned at Washington and Richardson – would be integrated with the public plaza at the intersection of Main and Coffee streets where the city of Greenville is spending $4 million on a major makeover.

Currently on the site at Washington and Richardson streets are a parking lot and a parking garage attached to the Bank of America Plaza.

Greenville Mayor Knox White said the city is thinking about demolishing the existing parking garage and building a new one in its place.

“We haven’t had a vote on it yet, but we’ve been working the numbers, and it looks like it will work,” White said.

Building the garage would open the door for private development on the site, he said.

That private development, as envisioned now, would include shops, housing and offices, said Robert Hughes, a project manager for Hughes Development Corp., which would be master developer for the development.

Hughes said the plans call for a mix of shops, residences and offices along Laurens Street, which runs between Washington and North streets and is set to become a pedestrian walkway under the plaza renovation.

The proposed development also would include ground-level retail space along Washington Street and another unspecified development on top of the proposed parking garage, Hughes said.

Hughes and White said they weren’t at liberty to disclose more information about the development planned on top of the parking garage.

Both said they hope the entire project will be announced this summer.

Hughes Development, privately owned by the Hughes family and based in Greenville, is the developer of One and many other downtown properties.

Earlier this year, it acquired Bank of America Plaza and plans a multi-million-dollar renovation of the 16-story office tower.

Hughes said the renovation work will include removing concrete and installing lots of glass on lower floors facing the plaza to let in natural light and create a softer, more-inviting look.

He said the renovation also will include the addition of a patio area overlooking the plaza on the 16th floor.

“There will be a light band around the entire building,” Hughes said.

“We hope to create a nice mix, with innovative, creative space, but also traditional office space.”

Hughes said the work will start this summer if it is approved by the city’s Design Review Board.

City Manager John Castille said the city is waiting for more details about the private development plans before determining how many spaces the parking garage would have and how much it might cost.

He said financing has yet to be determined.

Patrick said the new Kentwool headquarters will be in a “larger” space on the ninth floor of the Project One building. Other tenants at Project One include Clemson University, Haynsworth Sinkler Boyd, Anthropologie, Tupelo Honey Cafe, Smith Moore Leatherwood and Brooks Brothers.

On Monday, City Council will vote on agreement to build a $11.5 mm, 470 space garage as part of the third phase.  BofA demo. due to be completed by 3/31/14.  35,000 SF of retail  and 125 room hotel are the expected uses, although a substitution is allowed for the hotel.

From the Greenville News:

-Hotel brand to be announced within next 60 days.
-Eleven floors tall total but final design is up to hotel company.
-Embassy Suites at Riverplace is still a 'go' according to Windsor Aughtry.
-All 470 parking spots in future garage already spoken for.
-Another building by Hughes is planned at Laurens and Washington Streets separate from this.
-35,000-45,000 square feet of office, retail, and residential space.
-Three to four floors along Laurens Street for mixed use and one floor along Washington Street for retail use.
-No leases have been signed yet.

Been a while since I have posted here but with what was announced today, I thought it was time for a return: http://www.wyff4.com/news/local-news...r/-/index.html Aloft by W hotel with 144 rooms, 474 space parking garage, retail, restaurant, office, and residential space. Opening in early 2015. 143 feet and 10 inches tall. Phase II building is 150 feet tall to give you some comparison. This is the third highrise/phase III announced for the massive ONE project downtown. BofA building will also be renovated as part of ONE.
