Smile NEW YORK | 34 Union Avenue | 114 FT | 12 FLOORS

Project: 34 Union Avenue

Quote:
Permits have been filed for a 12-story mixed-use building at 34 Union Avenue in Williamsburg, Brooklyn. Located between Walton Street and Wallabout Street, the through lot is two blocks north of the Flushing Avenue subway station, serviced by the G train. Simon Dushinsky of Brooklyn-based Rabsky Group is listed as the owner behind the applications. In November, the developer filed permits for a neighboring lot.

The proposed 114-foot-tall development will yield 423,295 square feet, with 330,097 square feet designated for residential space, 53,629 square feet for community facility space, and 39,568 square feet for commercial space. The building will have 78 residences, although it’s unknown if the units will be rentals or condos.

Fischer & Makooi Architects is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

Smile NEW YORK | 1607 Pacific Street | FT | 11 FLOORS

Project: 1607 Pacific Street

Quote:
Permits have been filed for an 11-story mixed-use building at 1607 Pacific Street in Crown Heights, Brooklyn. Located between Albany Avenue and Troy Avenue, the lot is a couple blocks from the Kingston-Throop Avenues subway station, serviced by the A and C trains. Rotem Cohen under the 1607 Pacific LLC is listed as the owner behind the applications.

The proposed 50-foot-tall development will yield 7,738 square feet, with 5,312 square feet designated for residential space. The building will have eight residences, most likely rentals based on the average unit scope of 664 square feet. The masonry-based structure will also have a cellar, penthouse, and 36-foot-long rear yard.

Smile NEW YORK | 61 Rivington Street | FT | 6 FLOORS

Project: 61 Rivington Street

Quote:
Issac & Stern Architects and Picksell Studio are working with developer Horizon Group to transform a three-story Classical Revival style building in Chinatown, Manhattan. New renderings of the project offer a first look at the ongoing residential redevelopment located at 61 Rivington Street. The original structure was completed around 1903 and served as a downtown branch of The New York Public Library. The base of the building incorporates horizontally scored masonry that transitions into red brick at the second and third floors.

As detailed in the new renderings, the structure’s exterior at the lower levels will be maintained, while the interior spaces will be demolished and rebuilt for residential use. Above the third floor begins modern design with stepped setbacks, a façade of white masonry surrounding an abundance of large windows, and glass barriers that enclose outdoor terrace areas.

The permits call for 11 units and an overall scope of 13,825 square feet. Considering these measurements, each property would average more than 1,250 square feet apiece.

Smile NEW YORK | 831 Hart Street | 54 FT | 4 FLOORS

Project: 831 Hart Street

Quote:
New renderings from Tan Architect offer a first look at a proposed residential building at 831 Hart Street in Bushwick, Brooklyn. Permit applications filed by But Development Group specify a four-story, 54-foot-tall building with seven rental units. The new renderings, however, appear to illustrate a five-story structure with roof-level outdoor space. The pale brick façade includes large floor-to-ceiling windows that facilitate the flow of natural light into each apartment.

Good god this is horrible. It evokes a fence that partially blew over in the wind because it was improperly supported.

As an architect, I can't stand 99% of BIG's work. This is no exception. It's trashitecture. The notoriety that he gets for this work is unfounded and undeserved. Buildings either need to appear strong or appear to completely negate physics. This building does neither and looks weak. What a disaster.

You don't sound like an architect.

Makes roughly 4 posts per year and decides to spew unfounded platitudes with one of them. Aren't we lucky to be graced with such carefully considered drivel?
