the closest things I can think of are, for example, the redo of Hunter's Point and Candlestick, or India Basin, or the combined Pier70/PowerPlant sites.

but none of these are existing 'neighborhoods' where you have large-scale displacement as described in Pedestrian's post. they are more similar to the Mission Bay scenario.

the other closest approximant might be Dogpatch right now, where the neighborhood is transforming quickly, but more organically, piece by piece.

the current version of re-imagining SOMA, the Central SOMA plan, envisions evolution rather than virtual extinction and re-creation as well.

agree with Pedestrian that, in the next 40 years, the pendulum is not likely to swing that far back to a mind-set where 60s-style urban renewal is considered acceptable - and hopefully never.

I love the adaptive restoration on this one. I'm definitely a sucker for preserving and reintegrating old buildings into new ones... as long as it is done well that is

I find it deliciously hilarious that this will be a Four Seasons after the Four Seasons owners tried so hard to stop it. Not only does it block views, but it's the newer, better Four Seasons Residences.

Very excited about this. Had almost forgotten about it since it's taken awhile on nearly every aspect of its lifetime (approval, permitting, core to rise, etc). Was just in the area the other day doing Christmas shopping and the towers are all so handsome in this location...very excited to have a new addition.

Even though the new developer of 706 is firm about letting them have the 4 lower floors, they still don't have the money to build out the interior and are making somewhat hollow-sounding promises about they're sure they'll get it by the time its needed--something they've been saying for 20 years or so.

Does anybody else remember this, the original Legoretta design for a free-standing Mexican Museum from 2008 that essentially fell apart because they couldn't raise the money? I really liked the design for that location even though it wasn't "tall".

Oh we remember. I actually thought this is was legitimately such a cool campus design. Reminded me of Latin America.

^^Fabulous. Having abandoned San Francisco for warmer, dryer climes for the winter, I appreciate seeing the progress on these projects in the photos you and some others take.

This one appears to be realling moving out now after so much below ground level work.

Addendum: The Handel Architects web site has properly retitled this "Four Seasons Residences at 706 Mission". Maybe we should too.
