New 56-unit building headed for 1103 DeKalb in Bed-Stuy

Located on the corner of DeKalb and Malcolm X Boulevard, the mixed-use project would have about 5,905 square feet of ground-floor commercial space and 35,005 square feet of residential space, according to permits filed yesterday. That translates to roughly 625 square feet per apartment.

The building, rising 80 feet, will have bike storage and balconies on the top floors, according to the Schedule A filing.

The developer, Great Neck-based ABCNY, acquired two adjacent lots at the site for $825,000 in March. One lot is vacant, while the other is home to an auto shop. Demolition permits were filed for the existing one-story structure at 1103 DeKalb in July 2013.

Six-Story Building Planned in East Bed Stuy

New residential development planned for East Williamsburg

Developer Hopes to Close on Clinton Property, Go Residential

With 11 units, and construction costs the way they are, I doubt it, unless the only affordable unit is some illegal basement apartment. If people want affordable housing, well some at least, move to the Brooklyn and Queens waterfront. They are building and in the process of developing 1000's of units. I was reading last night, that there are 8000 apartments and 5700 apartments UC in Queens/Brooklyn and Manhattan, as of this moment. That does not even include the ones in the pipeline. And... those are just the ones I find out about. I'm probably missing a crap load more. I have a good memory so every project here is not a duplicate. It has to be well over 200 midrises in the pipeline right now, averaging 6-12 stories each from the date that I started it. Again, I'm probably missing a lot more in this compilation. In terms of 13 stories or greater, they too are coming in the droves. The 6600+ highrise figure of NYC will be much higher by 2015/16 when a lot of these projects will finish. Adding the supertalls, 2020 will see the figure rise dramatically.

The census will be interesting in the next couple of years. The city is adding so many residents.

When I have time, I plan to do a similar thread, but for all of Florida. We seem to forget that Florida is up there with NY state for the most highrises and skyscrapers along with mid rises and I can tell you right now, Florida is adding 100's of high rises along with buildings in the 6-12 story range and 13 stories or greater.

Also, if anybody knows about certain developments, feel free to add. Just follow the format on the first page for sake of neatness please as it helps other members learn about projects and thus for organization.

Permits for JDS’ Boerum Hill site — which also has an address at 111 4th Avenue — indicate the building will span 64,770 square feet, and stand eleven stories and 119 feet tall. While the vast bulk will be residential, the project will also have a 3,211 square foot commercial component, as well as 2,310 square feet reserved for a community facility.

New 42-unit project bound for 810 Flushing Avenue in Bushwick

Located on the corner of Beaver Street on the Williamsburg border, the new seven-story building will have 42 apartments. Charles Mallea is the architect of record.

The development will include a day care on the first floor, attended parking for 34 cars, 21 bike parking spots and a residential lobby. The irregular corner lot at 810-816 Flushing measures about 9,700 square feet, and the site is currently occupied by a one-story commercial building, home to two stores. The most recent retail tenants are a 99-cent store and Flushing Deli & Grill (open 24 hours, fried chicken, hot & cold sandwiches, breakfast, lunch, soda, cappuccino, coffee lotto, cigarettes, newspaper, says the awning). No demolition permits have been filed yet.

Revealed: 655 West 187th Street

655 West 187th Street will measure 57,951 square feet, including 8,418 square feet for a community facility. The building will stand eight stories and 80 feet tall, and the residential portion of the project will be divided between 47 units.

Karim Rashid has conceived other buildings for HAP, and the first renderings for the project would indicate the designer is also involved at 655 West 187th Street, though the structure’s appearance will be a departure from his other recent creation, at 329 Pleasant Avenue.

Summary of Mid Rises since thread Started:

As of now, NYC has about 205 midrises planned, UC, proposed, or in Demo since this thread started (Really a lot higher as its a lot of development that I might of missed, but just to give an idea of development activity when it comes to significant projects) Most of these projects are on average 7-9 stories. Very few low rises (1-4 stories), but a good 95 percent of the projects posted here are midrises. On average, there are 2 midrise proposals per day in NYC and in terms of highrise news (13 stories or greater), the proposals seem to be coming in every 3 days or so. Most of this action is occurring outside of Manhattan btw.

In terms of High rises, its a lot. Too many to count over at the Highrise Thread.
