I agree I find the first one very bland not saying I am not happy seeing it being built I just wished it had more unique character. My biggest issue I have with downtown building is stucco I dont hate stucco but it has its place like northwest Regina or in the greens stuff like that but not downtown I really wish Regina downtown had some restriction on how some building look so its keeps more of a downtown feel to it so lots of brick or glass .

The brick is partially done and it appears there is more brick than the original render that seemed to show a fair amount of stucco with the brick. It is all brick with tindle stone square accents in front - a decent looking exterior for what is mostly parkade. Likely to be plenty of stucco on sides/back and upper floors though.

Is it me or "Regent Court condominium" in Vancouver (built in 1994) is very similar to Gardens on Rose?

Queen's Court and Regent Court, both completed at about the same time by the same developer do have a VERY similar look from the front. I looked to see if I could find out who the architect was, but that information doesn't seem to be easily available.

Backside of Gardens on Rose. I understand the styrofoam on the exterior of the parkade - its going to be heated so may as well put some insulation on the outside as opposed to sticking in on the inside of the cinderbrick walls inside the parkade. But I don't necessarily get the 3" of styrofoam on the outside of the condo part as well? The interior stud bays could be insulated with spray foam so I don't understand why all the styrofoam on the outside? I suppose the cold could travel in through the exposed cement floors?

Does the developer own the parking lot land immediately south of Gardens on Rose? Do you guys and gals think that will be their next site development for downtown?

I am loving how the project turned out and love the street interaction as well. Once some planters, shrubs and patio furniture and business with people are added, its going to be a great change for that area. Is anything planned for the old STC site across the street?

I just walked past the ground floor of Gardens on Rose the other day.
It appears there are two ground floor retail spots. Both spots are empty with zero signs of activity or anyone moving in. One spot has a colliers "for lease" sign in the windo and the other side is just blank with "condo's to sublet" signs with tear off phone numbers in the window.

I don't know if anyone is living there but there appears to be a few pieces of personal stuff on some balconies.

I can see the entire south and west sides of the building and I would say 70-75% of those suites are occupied.
