The first Pinnacle Tower has been one of the slowest projects I've ever seen go up. I moved into my condo about 4 years ago. Excavation started soon after, and I'm pretty sure it just passed my balcony height on the 30th floor.

Mississauga: Rogers M City Update - 10 buildings - condo, retail and public space NOTE: M3 belongs on this list, not sure if M4 will make the list - the others likely belong in the Top 11-30 list but a complete Rogers snapshot seemed convenient here.

M3 at M City - 260m - 67s - Rogers Real Estate - Core Architects - u/c

Huge excavation continuing on the left. M1 and M2 (198m) u/c in the centre of the pic.

M4 at M City - 216m - 67s - Rogers Real Estate - Core Architects - site prep (?)

If by "beside M3" you mean "to the right" of M3 in the (out-dated render... sorry) the M4 site is where that tallest tower in the render sits (though M4 will be taller). I'm sure the three shorter buildings in the render are gone (helps to check the siteplan I discovered).

In Jasonzed's older aerial below, you can see there may still be a small parcel to the left of M4 site (blue hoarding) and the siteplan shows something ghosted there, but nothing concrete has been proposed.

M City site overview

Jasonzed

M4 site is at the top with blue hoarding.

Thanks. Somehow you answered my query even though you "left" me completely puzzled. Personally, I find the block plan easier than the rendering. There's only one two tower block next to m3 in the plan. In either case, M4 swings left not right?

For the sake of clarity, M4 is the block directly to the left of M3 on the block plans, or the tower directly to the right of M3 on the render (the one that appears as a stack of boxes).

Thanks.

I'm 1 for 2. Would be a pretty good day at the plate. 3D can have the renderings. I'll stick to block plans.

This render shows 2 tiers on the top portion. Every other render shows 1?

^ agree that's confusing. At first glance I thought we were just seeing the addition of a horizontal trim element splitting the smaller top volume (6 floors+)... but this render of the top volume offers more floors and 2 sets of diagonal bracing instead of 1.

Very different than this:

It's an artistic impression. With that said, I do recall the zoning bylaw allowed for a sizable parapet above the proposed height.

I don't think so. It just looks like an older version of renders has some how been released.

Yup it's an old render (never seen)... odd choice.

if it was just 3 tiers like the others, this tower would have looked perfect. Shame.
Has it ever happened when a height increase happened once under construction?

Yes. Developments have grown taller after construction has started many times over the years. Don't count on it here though. This one topping out at 80 floors will be a major achievement as it won't come easy.

Pinnacle One Yonge Street - Some views via screenshots featuring SkyTower (u/c), office component phases and neighbouring Sugar Wharf - all from this WaterfrontToronto report.

One Yonge office component (plus 3 residential phases, 2 u/c) along with neighbouring Sugar Wharf phases (includes the one metre shy wannabe super-tall @ 299m ;-).

Office podium.
