I think it is a 5 year rolling average, but I may be mistaken. When the downturn happened, Baldwin fell below 25%.

Thanks! I'm going to send this to other people in my office. We use demographics a lot. We just pay data companies to interpret and reorganize the census data for us so we don’t have to search through the census and American Community Survey sites. Then we reinterpret the information for specific uses in our reports. Its fun playing with new tools!

What are the CSA % guideline ?

According to the document on the Downtown Mobile Allowance website it mentioned that over 20,000 people come to downtown daily to work and that`s not to bad for a city the size of Mobile right ?? On pg.13 he mentioned that the downtown work population would be able to support retail downtown and he strongly urged for more retail recruitment. He talked about placing a Target near the Civic Center and I thought that was a great idea along with a mid level supermarket.He also mentioned that the density of downtown would support a street car system and we already knew that.

On pg.15 he mentioned screen parking downtown and how some of the surface lots are not well kept and how it could bring a negative image downtown.The down town surface lots are my biggest gripe because for one there once was a beautiful historic structure that once stood in it`s place and they were destroyed by the dummies who ran the city in the 60`s what hell were they thinking !!

On one of the proposals he mentioned a parking lot screen for save a lot and the grass lot across the street from save a lot as well due to the fact that the Govt and Broad street intersection is the main entrance into downtown. I like the rendered proposal on pg.15 for the intersection.

I always thought that the city should invest into urban parking concepts such the examples below for downtown.

It must be a rolling average. Judging by some of the analysis I did with that site, there are a few counties which would fall into metro Mobile and Birmingham as it is.

I know everyone has heard about the proposed bicycle and walking component of the new bay bridge. I hope they build it!

Hey Guys, I've been following this forum for a while but am a first time poster. I moved to the Mobile Bay area (Specifically Fairhope) 15 years ago and have been amazed at the changes I have seen in Mobile over this short period of time. I've been anxiously waiting for the reveal of Duany's plan for Mobile, but when it was finally posted on Downtown Mobile Alliance's website it wont allow me to open it on my mac. Anyone else having this problem?

I've seen several different revisions of the pdfs on their website, and I've had zero problems. Perhaps try from a PC?

Included on these pdfs are the actual plans/schema and the form based code...

You may just want to email the director. I'm sure she will be happy to email you a copy. They have always been friendly to me.

Oh, I can't give in any details, but a hotel developer in Atlanta is planning on building two additional hotels along the belt-line along I-65 due to the Airbus announcement. I know its not downtown, but it is still development. I guess the point is Airbus is really starting to attract a lot of outside developers to Mobile. We have worked on at least 5 projects within the last two months that are being considered due to Airbus.

I'm surprised that would even be a question. Is there an oversupply of lunch places in downtown Mobile? CFA in the lobby of one of the skyscrapers there would seemingly be a no-brainer.

There are a lot of lunch options, but it should not have a bearing on how something like a Chick-Fil-A would do business-wise. CFA would do very well opening one downtown, especially if they stay open late Thursday-Sunday for the bar/music crowds.

Just from the top I can think of 25 non chain downtown but CFA would do well.

Since it has gotten a bit quiet on here, I thought I would (in my boredom) write out a quick rundown of developments on-going announced and unannounced.

- 6 million square feet to be developed in Brookley -commercial/retail/office
- Airbus FAL and ancillary businesses
- New shopping complex/center at Government and 65 - lots of possible tenants rumored, but nothing announced yet
- Ft Conde Village retail/condo development downtown
- "Brookley By The Bay" office/retail
- Van Antwerp Building redevelopment downtown
- GulfQuest getting closer to completion downtown
- Several small condo developments in and around downtown
- Gayfers building downtown in limbo
- New steel port transit facility on Mobile River
- Garrows Bend Intermodal Terminal

Any others? I've probably overlooked at least one or two...
