Project: The Brooklyn Whale Building

Quote:
The Brooklyn Whale Building, a 400,000-square-foot industrial property along the Sunset Park waterfront, is being redesigned for commercial tenants, especially those in the tech, media and creative arts fields.

Boddewyn Gaynor Architects is working on the $5 million renovation of the seven-floor, full-block former Whale Oil Company headquarters at 14 53rd Street. 601 West Associates, headed by Harry Skydell, acquired the site in 2011 for $25.4 million and the renovations commenced about two years ago.

The upgrades include steep canopies that highlight the main entrance and two secondary entrances along the building’s 600-foot façade; a new lobby with a concierge desk, newsstand and sweet shop and restroom facilities for visitors; energy-efficient replacement windows; and infrastructure improvements including increased power and new elevators to support the new tenancy.

Smile NEW YORK | 1515 Bedford Avenue | FT | 10 FLOORS

Project: 1515 Bedford Avenue

Current Status:

Quote:
The historic Fox Savoy Theater has been reduced to rubble at Lincoln Place and Bedford Avenue in Crown Heights. Demolition began last winter and moved along pretty slowly, because workers took the building down by hand and salvaged pieces of its ornate facade. The 1926 Neo-Classical structure was originally built as a movie palace for mogul William Fox (of 20th Century Fox), but in recent years a church occupied the grand white terra cotta building.

Charity Baptist Church sold the Thomas Lamb-designed building at 1515 Bedford Avenue for the low seeming price of $575,000 in 2012, as we reported. A 10-story, 114-unit apartment building designed by Issac & Stern will rise in its place at 1515 Bedford Avenue. The development will have 60 subterranean parking spots, ground-floor space for a synagogue and a roof deck, as previously reported. The developer is Realty Within Reach.

Smile NEW YORK | 8-43 12th Street | FT | 11 FLOORS

Project: 8-43 12th Street (Ravenswood Hotel)

Quote:
The latest new building application comes from 38-43 12th Street, where Saeed Jewel’s LI City Hospitality LLC is seeking to erect a 78-room hotel. The building would be nearly 26,000 square feet, with 11 stories. The lot is only 52 feet wide, with the generous floor area ratio allowance of five enabling its relatively large size.

Smile NEW YORK | 87 Wythe Ave. | FT | 12 FLOORS

Project: 87 Wythe Ave

Quote:
Cayuga Capital Management LLC is planning a commercial project in the heart of Brooklyn's Williamsburg neighborhood.

The Brooklyn-based real estate services firm wants to put up a 12-floor building with office, retail and parking space at 87 Wythe Ave., across the street from the Wythe Hotel.

Cayuga Capital still must get the city's signoff on the development, which principal Jamie Wiseman expects to take from six months to a year. Mr. Wiseman said Cayuga will wait to seek construction financing until the approval process is further along; work is scheduled to begin by mid-2015 at the latest.

A single-story warehouse is on the site now; the tenant, online-content company Vice Media, announced in July that it would be moving to a 60,000-square-foot former industrial building about a mile away.

Mr. Wiseman said he is confident Cayuga will secure tenants quickly for its building.

"We're not concerned about the marketability of the office space," he said. "There is a pretty drastic shortage of nice office space in the north side of Williamsburg."

Smile NEW YORK | 1562 Second Ave | 164 FT | 14 FLOORS

Project: 1562 Second Avenue

Image from Isaac & Stern

Quote:
The filings give exact specifics, and the project’s entirety will span 43,832 square feet, all of which will be residential besides a 2,192 square foot retail component, on the ground floor. Above, 12 apartments will average 3,400 square feet each, though the developer has not decided on whether the building will house condominiums or rentals just yet.

At 14 floors and 164 feet in height, ceiling heights will also be generous. The building will markedly improve a corner of the Upper East Side that will soon be much more accessible, thanks to the Second Avenue Subway’s 2016 opening date.

Issac & Stern’s design employs a conservative aesthetic that is popular among many new buildings in the neighborhood, which has some of the most attractive new development in New York City. While this is partially a function of the ultra-high-end product typically coming to market, it shows that echoes of pre-war architecture continue to reverberate in the city today, and after sixty years, also seems to point to the novelty of glass boxes wearing thin.

High Line Area Gets Just What It Needs: 374 New Rental Units

Quote:
The Real Deal is reporting that Long Island-based Lalezarian Properties is planning to build three rental buildings between 28th and 29th streets, just west of 10th Avenue. One building will be 35 stories, and the other two will by 13 stories each. Together, they will contain 374 rental units. Each will also contain some retail space, with the developers "envisioning a gallery space," presumably for the largest tower. The new buildings will join this building and this building and this other building and the weird looking one and a bunch of other new buildings.

Six Park Slope Buildings Slated for Demolition for 11-Story Tower

Quote:
Next to meet the wrecking ball as high-rise development marches down 4th Avenue: Six 19th-century multifamily brick buildings on the corner of 4th and Baltic in Park Slope. They are being replaced by an 11-story high rise, DNAinfo reported. JDS Development Group applied for demolition applications earlier this month to take down 107, 109, 109A and 111 4th Avenue, and 615 and 617 Baltic Street. Demolition of the three- and four-story walkups should be finished by the end of the year.

The development at 111 4th Avenue will have 47 units spread across 54,248 square feet of residential space, as well as 3,211 square feet of ground floor retail and 2,310 square feet of a community facility, according to new building applications disapproved last month. There will also be 24 bike storage spots, underground parking, an exercise room, lounge area and terrace. The architect of record is VOA Architecture.

I haven't seen an individual one for it. Possibly in the highline thread (some info), but its probably buried somewhere. That post though is the latest update on that project.

I try to not include duplicates in this thread, and if I update past information, I tend to quote myself and just add the update.

The permit indicates a total construction floor area of 67,000 square feet, with 47,000 square feet for residential use, and another 4,000 square feet for retail space at the bottom. There will be 24 apartments, and with an average unit size of 2,000 square feet, we’d be shocked if it were anything but condos.

Melrose Commons North Site C, 12-Story Affordable Housing in the Bronx

Quote:
The project at 432 East 162nd Street, also known as Melrose Commons North Side C, will contain buildings with nearly 260,000 square feet of floor space, reaching a peak of 12 stories and 118 feet as the project curves around around East 161st Street across from where it meets Elton Avenue.

The larger affordable family housing building will have 203 apartments spread over 197,000 square feet of floor space, per the per filing, for an average unit size just under 1,000 square feet, plus a bit over 8,000 square feet of retail space at its base. The Department of City Planning requires off-street parking even for below-market projects in most of the outer boroughs – nevermind that the old pre-war buildings, burned and abandoned during urban decline, had none – and the larger building therefore includes 50 garage and surface lot parking spaces.

Project: Staten Island Health Wellness Campus

Quote:
The city is considering a plan to transform a nearly 100-acre former tuberculosis treatment center on Staten Island with dozens of landmarked buildings into a multipurpose health campus.

The proposal, called the Staten Island Health & Wellness Campus, was penned by Staten Island Borough President James Oddo and recently submitted to the city's Economic Development Corp. and the Health and Hospitals Corp., both of which are funding a feasibility study.

Under the plan, many of the aging, long-vacant structures on the turn-of-the-century Seaview Hospital grounds—once used as the city's principal tuberculosis treatment center—would get a makeover, and several new ones would be built. Meanwhile, a nursing home that occupies several buildings will remain.

The plan would establish a number of institutions on the leafy grounds of the campus. They include a children's hospital, community centers for Alzheimer patients and seniors, and facilities for adults with disabilities and special-needs children.

12-Story Building To Rise on Delancey Street

Quote:
Two buildings at the corner of Delancey and Orchard streets will be razed to make way for a 12-story, 24-apartment mixed-use building developed by Helm Equities. The incoming 30,000-square-foot structure will replace Rox Gallery, which assumed one of the original Moscot spaces when the spectacle purveyor moved across the street in May 2013, as well as the former Jimmy Jazz space. YIMBY reports that average apartment sizes in the building will be around 1,000 square feet, with three apartments spread over the building's third through eighth floors and three pairs of duplexes on the ninth and tenth, and eleventh and twelfth floors. The building's first floor will house a restaurant and the second floor will be devoted to retail.

Adam America Plans Seven Stories of Apartments in Gowanu

Quote:
Developer Adam America has just filed new building applications for its fourth project on the Gowanus/Park Slope border, a seven-story development at 610 Warren Street. As is the case with most of Adam America’s projects, the architects are Issac and Stern. The 70-foot-tall building will house 31 units among 35,756 square feet of residential space, along with 16 ground-floor parking spots and 16 bike storage spaces.

A one-story parking garage with a car rental business currently occupies the 10,000-square-foot lot between 3rd and 4th avenues. It’s worth noting that Adam America doesn’t own the lot, which hasn’t changed hands since 1993. Demolition permits haven’t been filed yet for the garage. The developer is also working on buildings nearby at 275 4th Avenue, 470 4th Avenue and 595 Baltic Street, and six more throughout Brooklyn.
