This is what I'm basing the 31 floor count on. The highest penthouse level is 32 (- no 13th).

That would explain the floor count discrepancies. By looking at the square footage for the units on the top level that would make sense.

Floor plans have been posted on the Austin Proper Website. Definitely worth looking at, because it lays out common areas and the ground floor as well. This one will have a sunken bar along with a coffee shop lining Nueces Street as well as a restaurant near Shoal Creek. I think it will have superb street interaction.

The largest penthouse will be 6,000+ square feet and it looks like two of the penthouses will have their own private decks with their own personal elevated pools.

This is going to be quite the fancy building.

Huh, is that like "black Jesus" for musicians? I agree, bone white would be nice. I've felt OK with its present color but this rendering shows the possibilities... only thing is, everything else around it would need to cooperate and be nothing but shades of white, gray, and green, in order to replicate that look. And Austin has a nasty way of looking dirty, dusty, muddy, and cruddy in a lot of areas a lot of the time. Miami we ain't.

Speaking of which, I sure do LOVE the conversion of filthy faded-out crumbling blacktop with CONCRETE on certain downtown streets. More of that, please! Anyone know if that's a trend that will eventually spread throughout the core of the city? It looks SO much better, like a million-dollar facelift.

Man, I really wish the City of Austin would put together some renderings of what the entire downtown area will look like when all of these buildings are built. It sucks only seeing them in isolation.

This is the best I could do Syndic. Very difficult because renderings all have unique angles that aren't always comprehensive with one another perspective wise (especially Third + Shoal). Anyway, I included 5th and West, Seaholm, Google Tower, Northshore, Third + Shoal, Austin Proper, and you can see the Fairmont way in the back.

Very crude, but this should give you a general idea.

Isn't that the old Fairmont rendering in there? Or is that what it would look like from that angle?

Either way, that's pretty cool - very odd with the different angles, but at least the colors show roughly what it could look like. Thanks!

Props to you AustinGoesVertical. I've been dying for someone to create a visual picture of what the Austin skyline will look like in a few years. Last one created was back in 2008.
