A few permits filed yesterday, this one for sidewalk shed...

^ my spouse works right down here, so i will have the very best possible views of the construction pit from above and of this tower going up when it happens!

China Oceanwide says they already received certification from the planning commission for a mixed use building with a high end hotel and a residential component. Hopefully we get those renderings soon.

Yeah, the sale was contingent on that. Hopefully SHoP has been retained on the project.

It could happen sooner than we think. At least demo is about to get underway on the two buildings occupying the site. This building won't really compete with 45 Broad Street, the other supertall residential getting underway nearby. This tower will be half hotel, and high end residential, while the developers at 45 have said they are aiming at the lower end of the market. We'll see.

That's not the only super-tall planned for the area, however, as developers of 45 Broad St. are aiming for their building to be 1,115 feet tall. The building, which will house 206 condominiums, officially broke ground in April and will be completed by 2019.

Another new development, 20 Broad St., the former New York Stock Exchange building, will be converted to 533 rental apartments.

Pretty fly for the FiDi.

I definitely love how residential the neighborhood is becoming (I live here). There are still a lot of commercial to condo conversions underway. I would love to see some infographic on how much commercial sqft has been converted to residential. There are still a handful of great pre-war commercial buildings that would make great conversions.

Yes, not only does it bring new life into the older buildings, there's a life to the area that wasn't there pre 9/11. The resi conversion has taken a chunk out of Downtown's available office space, which is why I say all of the WTC space needs to remain office. The introduction of new residential towers that dominate the skyline like 80 South and 45 Broad bring a touch of Midtown to this part of the lower Manhattan skyline.

In theory, by Q4 of 2019 pending everything going well. Topping out of the skeleton usually comes quite quickly, it's the interior work that takes much more effort or time even when in sync with the tower rising at the same time. 432 Park for example was topped out for a while, but the rest of the tower, finishing cladding, interior work along with fine details, and so on kinda took a little while. Sometime in 2020 sounds reasonable if this starts 9/2017.

With the restrictions that China is placing on the use of capital overseas, I can see this site getting sold and developed by another entity.
