A rendering has appeared on the construction fence at 11-41 West Street in Greenpoint, Brooklyn. It looks like it will be a pretty massive development.

Renderings Revealed & Permits Approved For 27-41 West Street Aka Calyer Place, Greenpoint, Brooklyn

In 2006, there was a 10-alarm fire that destroyed the historic waterside Greenpoint Terminal Market. A few small buildings remained onsite before they were finally demolished in 2017. Now, the site is cleared for development and Greenpoint is about to yield yet another major addition to New York City’s skyline, named Calyer Place, after the neighborhood street. Renderings have been released, revealing a scenic landscaped public esplanade overlooking the Manhattan skyline, along with five mixed-use structures populating the site. M&H Realty LLC is responsible for the development.

Cooper Robertson will be responsible for the design, with SLCE Architects working as the Architect of Record. An exciting detail from the rendering is the elevated walkway positioned over the East River, also providing shade for the area beside it. A large restaurant with covered outdoor seating will be at the center of the landscaped area. The gridded curtain wall design reflects similar projects along the East River in Williamsburg and Hunters Point, Queens, further cementing the rather unremarkable style as what to expect across from Manhattan.

Permits for five buildings have been filed over the last few years under three different addresses. Interestingly, the rendering only shows four, all of which are depicted as having more floors than the permits declare. This could be an example of intentionally fictional illustrations to exaggerate the development for aesthetic reasons. It is also very possible that there is hope for the project to receive more air rights in the near future.

The four buildings in the rendering include two rising 40 floors, one 32 floors, and the last at 22 floors. Meanwhile, the permits for 65 Private Drive indicate two 33-story buildings rising 290 feet. Permits for 27 West Street are for a 19 and 14 story building rising 190 and 142 feet, and permits filed for 37 West Street show a 14-story building rising 211 feet.

The full development would yield just under 1 million square feet, with 700,000 square feet dedicated to residential use, 10,000 square feet for commercial use, and 7,160 square feet for unspecified communicate facility use. Over 700 apartments are expected to come from the project is fully built. Over 600 parking spaces will be created to accommodate for the demand from residents, retail, and community facility patrons.


Permits were approved in April for four of the buildings, with approval for 37 West Street pending. The estimated completion date has not been announced. An estimated completion date has not been announced.

Renamed title to include the individual constituents.

We'll go with the marketing name "Calyer Place" as the address given the area can get confusing and might lead one to think its in another borough when its really not.

1 million square feet is under the radar in NYC.

NYC uses stealth technology to turn a plot of dirt into a very sizable development while nobody notices. It's the same technology that resulted in nobody noticing Sutton 58 until it was 844 ft up.
