Unhappy Lidl Cancels Fayetteville Store

German supermarket pulls out of Fayetteville deal

http://thecitizen.com/2017/12/22/ger...tteville-deal/

Quote:
German grocer Lidl has dropped its plans to build in Fayetteville. That decision means that longtime retailer J & R Clothing will be staying where it is on Ga. Highway 85 North. The local business has put on indefinite hold its plans to construct a new shopping plaza on Ga. Highway 54 west of downtown.

J & R owner Richard Dumas said he got left out to dry on Lidl’s decision not to build in Fayetteville, yet he also questioned the posture of the Fayetteville Planning and Zoning Commission and its often-repeated concerns about Lidl’s prototype glass wall fronting the highway, designed to allow an abundance of natural sunlight into the building.

The Lidl project came to a halt on Dec. 13 when Dumas said Lidl informed his real estate agent that they would no longer be locating at the Fayetteville site.

A similar pull-back happened in September in Gainesville in north Georgia, according to news reports. There, the European supermarket giant withdrew a rezoning request for a 36,000 square-foot store, catching officials by surprise. Lidl this past fall put the brakes on an ambitious expansion into the U.S. market.

Tyrone film production site grows by 15 acres

http://thecitizen.com/2017/12/22/tyr...rows-15-acres/

Quote:
The Tyrone Planning Commission on Dec. 14 recommended approval of a request by Founders Studios to revise its development plan to include 15 additional acres. The vote on the request was unanimous.

The 15-acre tract is situated on the east side of the original 90-acre site that carries a zoning that includes a PIP (planned industrial park) overlay.

The initial 90-acre tracts later increased to more than 200 acres.

Tyrone Planning and Development Coordinator Phillip Trouquet said the 15-acre property will subsequently undergo a rezoning and re-platting process.

Talking Massive Office Park Proposed in Union City / Fairburn

YAAAS!!! This would be a game changer for sure!

8-million-square-foot development proposed near Atlanta

https://www.bizjournals.com/atlanta/...-proposed.html

A giant new town center project with 8 million square feet of office space and thousands of residential units is being proposed for Union City.

Quote:
The project is being pitched by Killearn Properties Inc., the developer behind the 3,000-acre Eagle’s Landing master-planned community in Henry County.

The proposed development at South Fulton Parkway and State Road 92 is 10 miles from Hartsfield-Jackson Atlanta International Airport. It’s one of the largest remaining undeveloped sites along Atlanta’s southern edge.

Many areas south of Atlanta want to draft off the optimism for the Aerotropolis, a strategy to leverage the airport as a catalyst for economic development throughout the Southside. The city of Atlanta is already working on a large mixed-use project at the Airport.

“The idea for this development is based on its location to the Aerotropolis corridor and the money that is being put into it,” said J.T. Williams, president of Killearn Properties Inc. “We think the timing for this is perfect."

2-Story Office Complex Proposed In Fayetteville

Fayetteville in expansion mode

http://thecitizen.com/2017/12/27/fay...xpansion-mode/

Quote:
The Fayetteville Planning and Zoning Commission by unanimous vote on Dec. 19 gave a favorable recommendation on an annexation and rezoning proposal for the construction of a two-story commercial office building on the southwest corner of Burch Road and Ga. Highway 54 West.

Commissioners heard the proposal to have 2.8 acres on the southwest corner of Hwy. 54 West and Burch Road annexed into the city for the construction of a two-story commercial office building totaling 25,000 sq. ft.

Currently zoned residential, plans called for an Office-Institutional zoning to accommodate the commercial building.

Mixed retail-home complex considered for Hwy. 85 North

http://thecitizen.com/2017/12/27/mix...-hwy-85-north/

Quote:
A mixed-use development along Ga. Highway 85 North and Banks Road in Fayetteville could be in the works. The initial concept was presented at the Dec. 19 meeting of the Fayetteville Planning and Zoning Commission.

A project of Brent Scarbrough and Bob Rolader, initial plans call for commercial zoning along the east side of Hwy. 85 immediately north of Banks Road, an area along the roadway totaling approximately 14.4 acres. Initial plans call for approximately 30,000 sq. ft. of retail along Hwy. 85.

Preliminary plans also called for 68 townhomes on 21.5 acres behind the commercial property, with access to Banks Road.

Currently zoned residential, Scarbrough and Rolader are requesting C-3 (highway commercial) for the retail area and R-THC (residential townhouse/condominium) for the residential area.

Master plan for Nash Farm Park up for approval

Quote:
McDONOUGH— Nash Farm Park may see some changes in the coming year as Henry County officials are planning to approve a nine-year-old master plan.

Lose and Associates Inc. prepared the master plan for the 204-acre park in 2009. However, it was never adopted by the Board of Commissioners, which resulted in no capital improvements being incorporated into future budgets.

At Wednesday’s 9.a.m. BOC meeting, County Manager Cheri Hobson-Matthews is planning to bring forth the master plan for the board to approve at the request of District 2 Commissioner Dee Clemmons.

“The whole purpose of this is that there are a lot of things like the pavilions, trail ways, playgrounds that were never put in place at the park, and we’re adopting the master plan so that we can begin to make the passive park,” said Clemmons. “I thought this plan was something we could embrace.”

Drawings of the plan includes 12-foot-wide multi-purpose trails, multi-age playgrounds, conversion of the activity barn into an activity building, bike trails, equestrian trails, a covered pavilion to seat more than 200 people, and a garden.

The plan also includes a covered bandstand area, amphitheater, restrooms and seating areas overlooking the historic battlefield on the property.

More than 800 additional parking spaces are part of the plan to accommodate the expanded amenities.

Locust Grove City Council to vote on proposed senior housing development

http://www.henryherald.com/news/locu...df8458e6c.html

Quote:
LOCUST GROVE — Developers are looking to develop property near Tanger Boulevard into a community targeted toward adults age 55 and up.

The Locust Grove City Council is expected to vote in January on the rezoning of 120 acres on LG-Griffin Road near Hartwell Road from single-family residence to urban infill/active adult planned residential.

The urban infill/active adult planned residential is new zoning classification for the city that was approved on Sept. 5.

Urban infill/active adult planned residential districts aim to provide “residential dwellings for active adults as provided for by HUD or in certain infill locations within higher-density areas of the city on tracts served by adequate public water and public sewer facilities and shall have access onto a major arterial street, a minor arterial street, or a collector street,” reads the city’s ordinance.

According to city documents, the proposal is requesting 362 lots, 13 fewer lots than what is allowed in its current single-family residence zoning.

I appreciate your resiliency to post in this thread. I could never keep up with all the development outside the city, especially as many strip mall, Big box developments, and culdesac communities pop up in Georgia. That said, this project seems pretty interesting. Creating dense town centers would be a step in the right direction instead of streets that go nowhere and insular “communities” we see pop up all over the nation. I’d be curious if a site plan for this project.

I don't think there's a site plan yet. In reality, this project is probably years away from coming to fruition. And it appears to be (at least partially) tied to the Aerotropolis development at Hartsfield-Jackson, which is still in its formative phase.

That said, for years, all of the white collar office development has gone decidedly northward (I.E. Alpharetta, Sandy Springs, Cumberland / Marietta, etc.). Thus, in response, much of Atlanta's growth and prosperity has been lopsided in that one direction. This really shows with the Southern and Western suburbs that were booming before the Great Recession having failed to recover the amount of growth and investment they were previously experiencing (while, meanwhile, Forsyth has become the fastest growing county in the US).

The announcement of this project symbolizes something bigger, that being that the Northern Suburbs are finally beginning to reach critical mass and developers are now starting to find the Southern parts of the Metro area more attractive for investment.

It's been officially confirmed. No Lidl.

That said, supposedly there are some other tenants that may be interested in the parcel. Meanwhile, this shouldn't affect the ongoing construction for the project.

“Glad to hear that Newnan is excited for Chipotle to be joining the community – we’re excited too,” said Quinn Kelsey, a public relations manager for Chipotle. “Stay patient, though, we aren’t slated to open until the latter half of 2018.”

That was my thought when I first saw it.

That said, I highly doubt that site would be selected if Amazon chose Atlanta (way too isolated). It would be a better fit for Apple or would have been a good fit for Groupe PSA.
